Core Responsibilities
Primary Functions
- Lead territory-based business development by proactively identifying, qualifying and pursuing specification opportunities with architects, specifiers, interior designers, faƧade consultants and project teams on commercial, hospitality, healthcare, education and residential projects.
- Build and maintain an active pipeline of specification opportunities by attending design review meetings, pre-bid meetings, design workshops and client presentations, ensuring continuous engagement from concept through contract award.
- Translate complex product technology and system performance (thermal, acoustic, structural, fire, moisture management) into clear, project-specific specification language and technical submittals that meet architectsā design objectives and regulatory requirements.
- Provide high-quality technical presales support including BIM/Revit families, CAD drawings, shop drawings, performance data sheets, test reports, material samples, mock-up coordination and on-site demonstrations to accelerate specification and purchase decisions.
- Generate and maintain up-to-date specification documents, template master specifications, and NBS/CSI compliant clauses for use by manufacturerās internal teams and external specifiers to ensure consistent and accurate representation of product performance.
- Develop and deliver tailored CPD (Continuing Professional Development) accredited seminars, lunch-and-learn sessions, product roadshows and webinars to architects and specification groups to drive awareness and specification uptake.
- Manage complex bid and tender responses by coordinating internal resources (estimators, engineers, project managers) to deliver timely, compliant and competitive proposals and technical packages.
- Collaborate closely with project managers, estimators and supply chain partners to provide accurate commercial quotes, lead-time estimates, and risk mitigation recommendations that align with project schedules.
- Monitor and influence project lifecycles by tracking RIBA/work stage activity, design freeze dates and procurement windows to ensure specification is maintained and converted into awarded contracts.
- Use CRM tools (Salesforce, HubSpot, Pipedrive, etc.) to log activity, track opportunities, forecast sales, and generate reports for territory performance and management review.
- Develop deep relationships with key specifiers and influencers across architecture firms, design consultants and developer organizations to establish product preference and long-term specification loyalty.
- Attend industry trade shows, design awards, professional association events (RIBA, AIA, IIDA) and local branch activities to network, capture leads and strengthen brand presence within the architectural community.
- Provide on-site support and coordination during mock-ups, testing, inspections and installation handovers to ensure product performance meets design intent and client expectations.
- Act as the primary technical contact for architects during the design and procurement phases, troubleshooting design constraints, advising on system integration and proposing alternative solutions to meet budgets and timelines.
- Track competitor activity, market trends and new architectural technologies, translating insights into competitive positioning, product development feedback and targeted marketing campaigns.
- Prepare and present regular territory business plans, specification activity reports and pipeline heat maps to regional management, identifying blockers and opportunities to achieve quota.
- Negotiate commercial terms with specifiers and contractors where appropriate, balancing competitive pricing with margin protection and long-term relationship value.
- Support cross-functional initiatives between sales, product, engineering and marketing to ensure specification content, sales tools and technical resources are accurate, accessible and aligned with market needs.
- Mentor and coach junior sales colleagues and specification apprentices on best practices for technical selling, specification writing and relationship management within the A&D channel.
- Ensure product documentation and warranties comply with relevant codes, standards and certifications (e.g., ASTM, EN, LEED, BREEAM) and guide specifiers through compliance and sustainability credentials.
- Drive continuous improvement of the specification process by soliciting feedback from architects and project teams, then collaborating with R&D and product management to improve product manuals, BIM libraries and sample availability.
- Maintain up-to-date knowledge of client portfolios and use account planning techniques to identify upsell, cross-sell and new specification opportunities across existing accounts.
- Facilitate value engineering conversations during design development to align architect goals with cost-effective, buildable solutions that preserve design intent and performance criteria.
- Champion the adoption of digital specification workflows (BIM, Revit, COBie) across internal teams and external partners to elevate product integration into modern design and procurement pipelines.
- Track warranty and post-installation performance issues, coordinate corrective actions and capture learnings to support future specifications and product improvements.
