Core Responsibilities

Primary Functions

  • Develop and implement asset-specific business plans and value-add strategies that drive occupancy improvement, rental growth, and expense optimization across a multi-asset portfolio, aligning actions with fund-level return targets and timelines.
  • Build, maintain, and update detailed financial models (forecasting cash flow, NOI, IRR, NPV) and scenario analyses to support investment decisions, business plan updates, budgeting, and stakeholder communications.
  • Lead underwriting and financial diligence for potential acquisitions and dispositions, coordinating with acquisitions, legal, tax, and third-party advisors to validate assumptions, identify risks, and recommend transaction terms.
  • Prepare and present monthly and quarterly portfolio and asset-level performance reports and investment committee materials that include KPIs, variance explanations, capital project updates, leasing activity, and sensitivity analyses.
  • Manage annual operating and capital budgets from preparation through execution, working with property management teams to forecast revenues, control operating expenses, and prioritize capex to maximize ROI.
  • Oversee leasing strategy and execution by coordinating in-house leasing efforts and external brokerage relationships, negotiating lease terms, concessions, renewals, and tenant improvements to achieve targeted rent rolls and occupancy levels.
  • Supervise capital projects and renovations (scope, vendor selection, contracts, schedules, budgets, and quality control), ensuring projects are delivered on time and on budget while preserving tenant relations and minimizing downtime.
  • Monitor property-level operations to ensure service-level agreements, contract compliance, preventive maintenance, and vendor performance (for CAM, security, janitorial, landscaping, HVAC) meet standards and support asset objectives.
  • Drive revenue enhancement initiatives (repositioning, re-tenanting, ancillary income streams, expense recoveries) and implement operating efficiencies to lift net operating income and cash-on-cash returns.
  • Maintain compliance with loan covenants, insurance requirements, tax obligations, and regulatory guidelines; proactively manage lender relationships and prepare covenant reports and waiver requests as needed.
  • Conduct regular market research and competitive set analyses to inform rent setting, marketing plans, capital allocation, and disposition timing by tracking supply/demand, concessions, absorption, and demographic trends.
  • Lead tenant relationship management and retention programs, resolve escalated tenant issues, and coordinate tenant improvement allowances, lease amendments, and move-in/move-out logistics to protect income stability.
  • Establish and monitor key performance metrics and dashboards (occupancy, rent per sq ft, renewal retention, rent collection, operating expense ratios) and report trends and remediation plans to leadership and investors.
  • Coordinate and manage third-party relationships (property managers, construction managers, brokers, appraisers, auditors) including scope definition, contract negotiation, performance management, and fee oversight.
  • Execute disposition strategies including timing, marketing, broker coordination, and data room preparation, and collaborate with capital markets and tax teams to maximize sale proceeds and exit multiples.
  • Implement and monitor ESG and sustainability initiatives (energy efficiency projects, waste reduction, tenant engagement, data reporting) to increase property competitiveness and meet investor mandates.
  • Prepare and supervise investor reporting and capital call/distribution mechanics, ensuring accuracy, timeliness, and clear narrative around business-plan progress, variance drivers, and outlook.
  • Identify, assess and mitigate operational and market risks (lease expirations, tenant credit risk, interest rate exposure, capital needs) and develop contingency plans to protect asset value.
  • Manage property-level cash management, collections, and rent roll health; oversee delinquency remediation strategies and, where necessary, workout agreements or legal actions.
  • Mentor and lead cross-functional asset teams, fostering collaboration between asset management, property management, accounting, acquisitions, construction, and investor relations to ensure coordinated execution.
  • Implement technology and reporting tools (Argus, Yardi, MRI, Excel, Power BI) to streamline operations, improve forecasting accuracy, and make data-driven investment decisions.
  • Prepare for and support external audits, valuations and appraisals, providing documentation, property access, and reconciliations to ensure accurate asset valuations and compliance.

Secondary Functions

  • Support ad-hoc investor requests, due diligence questionnaires (DDQs), and bespoke performance analyses for limited partners and internal stakeholders.
  • Contribute to the firm's asset management playbook and process improvements, documenting best practices, workflows, and standard operating procedures.
  • Assist acquisitions and dispositions teams with market intel, rent comps, and asset-level assumptions during sourcing and marketing efforts.

Required Skills & Competencies

Hard Skills (Technical)

  • Advanced financial modeling and Excel skills (discounted cash flow, sensitivity analysis, waterfall structures).
  • Proficiency with real estate asset and portfolio software such as Argus Enterprise, Yardi Voyager, MRI or equivalent.
  • Experience preparing underwriting models, operating budgets, and capital expenditure plans.
  • Strong understanding of lease accounting, rent roll analysis, CAM reconciliations, and tenant billing.

Education & Experience

Educational Background

Minimum Education:

Experience Requirements
