🎯 Role Definition

The BIM Coordinator is responsible for developing, managing and enforcing Building Information Modeling (BIM) standards and processes across design and construction teams to deliver coordinated, constructible, and data-rich 3D/4D/5D models. This role leads model collaboration and clash detection workflows, administers BIM platforms (Revit, Navisworks, Autodesk Construction Cloud/BIM 360, Solibri), ensures compliance with the BIM Execution Plan (BEP) and ISO 19650/PAS standards, and acts as the primary technical liaison between design disciplines, contractors, and clients to reduce risk, drive prefabrication and streamline handover data (COBie/as-built).

Core Responsibilities

Primary Functions

  • Lead the creation, maintenance and delivery of federated project models by coordinating architects, structural and MEP engineers and trade contractors to ensure integrated 3D models meet the project's LOD/LOI requirements and the BIM Execution Plan.
  • Develop, publish and enforce BIM standards, templates, naming conventions, layer/parameter schemas and file management protocols to guarantee consistency across all disciplines and reduce model rework.
  • Plan, organize and chair regular multidisciplinary coordination meetings (clash detection sessions) using Navisworks, Solibri or equivalent; generate, prioritize and close clash reports and drive discipline owners to resolve conflicts on schedule.
  • Perform advanced clash detection, model QA/QC and constructability reviews to identify design issues, quantify risk, and recommend design or sequencing modifications to minimize field RFIs and change orders.
  • Manage model exchange and collaboration workflows using Autodesk Construction Cloud / BIM 360, Revit Server or other CDEs; control permissions, versioning and publishing of federated models for design review and construction use.
  • Configure and manage shared Revit worksets, central files and linking strategies to optimize performance, reduce corruption risk and support remote distributed teams working across multiple time zones.
  • Create and maintain project-specific BIM Execution Plans (BEP), model delivery schedules and data drops; ensure compliance with client requirements, contractual BIM deliverables and ISO 19650 information management standards.
  • Produce and validate COBie, FM handover packages and asset data for as-built model delivery; ensure structured, searchable and exportable data for facilities management systems.
  • Coordinate 4D scheduling and 5D cost integration by linking model elements to the construction schedule and cost control systems to support sequencing, logistics planning and value engineering exercises.
  • Provide technical Revit and discipline-specific modelling support for architectural, structural and MEP teams, including families, parametric components, view templates and point clouds for as-built modelling.
  • Lead digital prefabrication and offsite fabrication coordination by preparing shop-ready models, fabrication drawings and liaising with subcontractors to reduce on-site waste and rework.
  • Develop, maintain and deliver training materials, BIM onboarding sessions and model management best-practice workshops for internal staff and subcontractors to raise BIM maturity across the project.
  • Maintain project documentation related to BIM governance: issue logs, model QA reports, clash matrices, delivery checklists and coordination minutes for auditability and traceability.
  • Implement and monitor model performance metrics, quality control KPIs and compliance audits to continuously improve model quality and reduce coordination cycles.
  • Support RFI and design change processes by extracting model quantities, generating annotated views and producing coordination markups and redlines for timely resolution.
  • Generate accurate schedules of materials and takeoffs from models (5D) to support estimating and procurement teams, improving cost certainty during preconstruction and change management phases.
  • Integrate point cloud, laser scan and survey data into Revit models for retrofit, renovation and as-built validation to ensure high-fidelity model geometry and dimensional accuracy.
  • Troubleshoot complex BIM technical issues, coordinate with IT and software vendors for Revit/Autodesk licensing, performance tuning and plugin management to maintain uninterrupted project delivery.
  • Facilitate stakeholder review sessions using rendered views, section cuts and walkthroughs to communicate complex coordination issues to non-technical stakeholders and clients.
  • Ensure project models comply with statutory, code and site-specific constraints (clearances, structural penetrations, equipment zoning) to prevent field clashes and compliance issues during construction.
  • Coordinate with Health & Safety, logistics and site teams to translate BIM information into safe access, lifting and sequencing plans for critical lifts, temporary works and construction staging.
  • Prepare and validate model deliverables for tendering stages, including model-based scope definitions and baseline federated models to support bid submissions and subcontractor coordination.

Secondary Functions

  • Support ad-hoc model requests, extract model data and produce bespoke reports for design, procurement and site teams.
  • Contribute to the organization’s BIM strategy, tool evaluation and roadmap for digital construction transformation.
  • Collaborate with project managers and commercial teams to translate BIM outputs into contractual deliverables and client-facing documentation.
  • Participate in lean planning and continuous improvement initiatives to reduce coordination lead time and model rework.
  • Assist in the setup and maintenance of model libraries, standard families and shared parameter repositories for reuse across projects.
  • Support post-construction handover and asset tagging activities to ensure seamless facilities management integration.

Required Skills & Competencies

Hard Skills (Technical)

  • Expert proficiency in Revit (Architecture, Structure, MEP) including family creation, shared parameters, worksharing and model optimization.
  • Advanced clash detection and coordination using Navisworks Manage, Navisworks Simulate or Solibri with experience producing and managing clash matrices.
  • Proven experience with Common Data Environments (CDE) and cloud collaboration platforms: Autodesk Construction Cloud / BIM 360, Trimble Connect, or Procore.
  • Knowledge of BIM standards and protocols such as ISO 19650, PAS 1192, COBie, and project BIM Execution Plans (BEP).
  • 4D (schedule) and 5D (cost) BIM integration skills with tools such as Synchro, Primavera, Navisworks Timeliner, or cost estimating interfaces.
  • Ability to author, edit and audit COBie deliverables and FM handover exports for CAFM/EAM systems.
  • Proficient in AutoCAD, point cloud processing tools (Recap, PointCab), laser scanning workflows and as-built modeling.
  • Familiarity with scripting and automation tools (Dynamo for Revit, Python, Revit API) to accelerate model tasks and quality control.
  • Experience with model performance troubleshooting, Revit central file management and IT-related deployment of BIM software.
  • Strong ability to produce construction documentation from models, including shop drawings, fabrication outputs and annotated PDF markups (Bluebeam).
  • Experience integrating GIS, site logistics, and BIM data for site planning and coordination.
  • Working knowledge of parametric modelling, family libraries and BIM content creation for prefabrication workflows.

Education & Experience

Educational Background

Minimum Education:

  • Bachelor's degree or advanced diploma in Architecture, Civil/Structural/Mechanical/Electrical Engineering, Construction Management, Architectural Technology or equivalent technical discipline.

Preferred Education:

  • Master's degree or postgraduate diploma in BIM, Digital Construction, Building Science or Construction Management.
  • Professional certifications such as Autodesk Certified Professional (Revit), PAS 1192/ISO 19650 Lead or equivalent BIM Certification.
