The BIM Manager is the primary steward of Building Information Modeling (BIM) processes, standards, and deliverables across projects. This role leads BIM coordination, develops and enforces BIM Execution Plans (BEPs), manages clash detection workflows, and drives the digital construction strategy for multi-discipline teams. Core Responsibilities

Primary Functions

  • Develop, implement and maintain the company-wide BIM strategy and standards, ensuring alignment with ISO 19650, BIM Execution Plans (BEPs), COBie requirements, and client-specific protocols to guarantee consistent model quality and compliance across all projects.
  • Lead the production and continual improvement of BIM Execution Plans, setting project-specific Levels of Development (LOD), modeling requirements, data deliverables, and workflows for architects, structural and MEP engineers, and contractors.
  • Manage and coordinate multi-disciplinary BIM teams across design and construction phases, facilitating model integration, clash detection resolution, and coordinated issue tracking to reduce rework and mitigate risk on complex projects.
  • Oversee regular clash detection runs using Navisworks, Solibri, BIM 360, or similar tools; prioritize, assign, and verify resolution of design and construction clashes while maintaining a documented audit trail for coordination decisions.
  • Configure, administer and optimize BIM collaboration platforms (Autodesk BIM 360, ACC, Procore, Trimble Connect, Common Data Environment) to enhance model sharing, version control, and real-time coordination between internal teams and external stakeholders.
  • Ensure accurate model federations and interoperability by managing file structures, naming conventions, model links, worksets, and IFC exports to maintain clean data exchange and reduce translation errors between Revit, Tekla, Civil 3D and other tools.
  • Create and deliver standardized templates, families, families libraries, and parametric content in Revit and other modeling tools to increase modeling efficiency, consistency, and data reliability across projects.
  • Implement 4D scheduling and 5D cost integration by linking BIM models to project schedules and cost databases to enable construction sequencing simulations, site logistics planning, and cost forecasting for project stakeholders.
  • Drive digital handover processes by ensuring models meet asset information requirements, COBie datasets, and client O&M deliverables for efficient facilities management handover and long-term asset lifecycle management.
  • Provide technical leadership and mentorship to BIM coordinators, modelers, and junior staff, conducting training, onboarding, and continuous development programs to raise the organization’s BIM capability.
  • Act as the primary BIM point of contact for clients, consultants, subcontractors and other stakeholders; manage BIM-related communications, coordinate workshops, and resolve disputes related to model data or workflows.
  • Define and monitor BIM KPIs, quality assurance checks and audit procedures to validate model accuracy, data completeness, clash resolution rates, and compliance with established BEPs and contractual BIM requirements.
  • Customize and implement automation scripts, Dynamo for Revit workflows, and API-based tools to reduce manual tasks, standardize repetitive processes, and increase overall team productivity.
  • Lead pilot projects and technology evaluations for emerging tools (AR/VR, reality capture, point cloud processing, generative design) to evaluate feasibility and scale adoption across the organization.
  • Coordinate with procurement and IT to specify BIM hardware and software needs, establish licensing strategies, and ensure secure, scalable infrastructure for large model handling and cloud collaboration.
  • Prepare and present BIM deliverable packages and model reviews for design reviews, client milestones, permits, and construction phase handovers, ensuring clear documentation of assumptions, model limitations, and data provenance.
  • Enforce model validation processes including clash status tracking, issue lifecycle management, and validation checkpoints tied to project milestones to minimize downstream impacts and procurement delays.
  • Manage risk and change control related to model data, including establishing versioning policies, rollback procedures, and protocols for late design changes to preserve model integrity.
  • Collaborate with estimating and planning teams to provide model-based quantities, material takeoffs and visualizations that support early cost modeling and constructability reviews.
  • Maintain vendor and subcontractor BIM compliance by developing onboarding guidance, issuing model submission standards, and conducting periodic reviews to ensure outside models meet project BEPs.
  • Drive continuous improvement by collecting feedback from project teams, analyzing BIM metrics, and updating standards, templates and training resources to reflect lessons learned and industry best practices.
  • Coordinate reality capture efforts (laser scanning, photogrammetry) and post-process point clouds to create accurate existing conditions models for retrofit, renovation and site coordination projects.
  • Lead the integration of sustainability and performance analysis into BIM workflows, enabling early-stage energy modeling, daylighting studies, and façade performance simulations when required.
  • Actively contribute to contract preparation and tender responses by defining BIM deliverables, responsibilities, milestones and acceptance criteria to ensure clear contractual expectations for model-based work.
  • Champion data governance across the model lifecycle, including naming conventions, metadata standards, attribute consistency and secure access policies to enable long-term utility of BIM data for clients and facilities teams.

Secondary Functions

  • Support ad-hoc model requests and specialized data exports for client queries, design teams and construction supervisors, ensuring timely and accurate delivery of model views, schedules and asset data.
  • Contribute to the organization’s digital construction roadmap by piloting new tools, documenting ROI, and recommending scaled deployments to leadership.

Required Skills & Competencies

Hard Skills (Technical)

  • Expert proficiency in Revit (Architecture, Structure, MEP) including advanced modeling, family creation, worksharing, and template management.
  • Strong experience with clash detection and model coordination tools: Navisworks Manage, Solibri, Autodesk Construction Cloud (BIM 360/ACC) or similar platforms.
  • Proven ability to author and enforce BIM Execution Plans (BEPs), standards and modeling protocols aligned with ISO 19650 and client-specific requirements.

Education & Experience

Educational Background

Minimum Education:

  • Bachelor's degree in Architecture, Engineering (Civil, Structural, Mechanical/Electrical), Construction Management, or a related technical discipline.

Preferred Education:

  • Master's degree or postgraduate certification in BIM/VDC, Digital Construction, or Construction Technology.
  • Professional certifications such as Autodesk Certified Professional (Revit), ISO 19650 Lead Implementer, or similar industry credentials.
