🎯 Role Definition

We are looking for a detail-oriented BIM Specialist responsible for creating, managing and coordinating Building Information Models (BIM) to support design, fabrication, and construction workflows. The BIM Specialist will build and maintain Revit and federated models, run clash detection and model reviews, enforce BIM standards and deliver structured asset information for design, procurement and handover. The role supports digital construction initiatives, 4D/5D integration, prefabrication and continuous improvement of BIM processes across multidisciplinary teams.

Core Responsibilities

Primary Functions

  • Develop and maintain accurate, coordinated Building Information Models (Revit, ArchiCAD or equivalent) for architectural, structural and MEP disciplines to the agreed Level of Development (LOD) and project BIM Execution Plan (BEP).
  • Produce, manage and deliver federated models for design reviews and client submissions, ensuring model integrity, naming conventions, and data exchange protocols are consistently applied.
  • Lead interdisciplinary coordination: run clash detection workflows (Navisworks, Solibri or similar), identify, document and track clashes, and coordinate resolution meetings with design and trade teams.
  • Create and maintain BIM Execution Plans (BEPs), CAD/BIM standards, template files and family libraries; ensure project teams adhere to company and client-specific BIM standards and deliverables.
  • Prepare and verify COBie, IFC and other structured asset information requirements for handover, ensuring accurate classification, parameter mapping and validation against client requirements.
  • Support 4D construction sequencing and 5D cost integration by linking model elements to schedule (Primavera, Synchro, Navisworks TimeLiner) and cost databases to enable construction simulation and quantification.
  • Generate accurate quantity take-offs, schedules and material lists directly from BIM models to support estimating, procurement and prefabrication workflows.
  • Review and QA/QC subcontractor and consultant models for compliance with project standards, perform model auditing, and provide clear remediation instructions and timelines.
  • Develop and maintain parametric families, intelligent objects and content libraries to improve modelling efficiency and ensure consistent object behavior in models.
  • Implement and manage common data environment (CDE) workflows (Autodesk BIM 360, ACC, Procore, Aconex or equivalent), manage model check-ins, versioning, and controlled deliveries.
  • Integrate point-cloud data and laser-scan deliverables into models for as-built verification, renovation projects and site coordination, including registration and mesh processing.
  • Automate repetitive modelling and QA tasks using Dynamo, Python or Revit API scripts to increase productivity and reduce human error.
  • Produce high-quality 3D visualizations, renderings, and model-based drawings for client presentations, design reviews and stakeholder communications.
  • Liaise with procurement and fabrication partners to produce model-ready shop drawings and coordinate off-site fabrication and modular construction workflows.
  • Participate in tender and proposal stages to scope BIM deliverables, prepare BIM-related cost estimates and define resource needs and schedules.
  • Provide training, mentoring and documentation for internal project teams and external consultants on BIM workflows, best practices, and software tools.
  • Maintain model performance and file health by managing model size, linking strategies, and worksharing setups; troubleshoot and resolve model corruption or collaboration issues.
  • Configure and manage model exchanges using IFC, COBie, and other open formats to enable interoperability between different software platforms and stakeholders.
  • Support site coordination and model-to-field activities, including layout support, tablet-driven model access, and QR/barcode-enabled asset verification during installation and commissioning.
  • Conduct regular model audits and produce compliance reports that track adherence to LOD, naming conventions, parameter completeness, and client requirements.
  • Coordinate digital twin and asset-information handover, ensuring the as-built model, O&M manuals, and asset data are structured, validated and uploaded to the owner’s asset-management systems.
  • Monitor and implement BIM-related technology improvements — research and pilot new tools, plugins and cloud workflows to enhance delivery and collaboration.
  • Act as the primary point of contact for BIM queries on projects, facilitating efficient communication between architects, engineers, contractors and owners to reduce rework and RFIs.
  • Ensure project documentation, metadata and model metadata are complete and searchable to support lifecycle building management and future renovations.

Secondary Functions

  • Support ad-hoc model and data requests from project teams, commercial and operations groups, delivering extract files, schedules and visualizations on-demand.
  • Contribute to the organization’s BIM strategy and digital transformation roadmap by proposing standards, tooling and process improvements.
  • Collaborate with business units to translate operational and asset information needs into model parameters, COBie/IFC mappings and handover deliverables.
  • Participate in sprint planning and agile ceremonies for digital construction initiatives, providing input on backlog items, estimations and priorities for BIM automation and tooling work.
  • Assist in vendor selection and technical evaluation of third-party BIM tools, coordination services, and cloud platforms.
  • Support internal audits and continuous improvement programs that measure BIM maturity and compliance across projects.
  • Help prepare training materials, quick reference guides and recorded training sessions for new tools, templates and workflows.
  • Facilitate cross-project knowledge sharing and lessons-learned sessions focused on BIM risks, issues and successful resolutions.
  • Provide periodic reporting on BIM KPIs (model health, clashes per million, COI closure rate, LOD compliance) to project and executive stakeholders.
  • Support claims avoidance and dispute resolution by providing model-based evidence, timelines and coordination logs.

Required Skills & Competencies

Hard Skills (Technical)

  • Expert proficiency in Autodesk Revit for complex architectural, structural and MEP modelling, family creation and template management.
  • Strong experience with clash detection and model checking tools such as Navisworks Manage, Solibri Model Checker or BIMcollab for coordination and QA.
  • Hands-on experience with Common Data Environments (BIM 360, ACC, Aconex, Procore or similar) including model version control and permissions.
  • Knowledge of open data standards and exchanges: IFC, COBie, BCF and experience mapping model parameters for handover requirements.
  • Ability to perform quantity takeoffs and link models to cost and schedule (4D/5D) tools such as Navisworks TimeLiner, Synchro, CostX or construction scheduling platforms.
  • Scripting and automation skills: Dynamo, Revit API, Python or similar to automate repetitive tasks and generate custom reports.
  • Proficiency with point cloud processing and registration tools (e.g., FARO Scene, Autodesk ReCap, Leica Cyclone) for as-built modelling.
  • Experience with model auditing, QA/QC protocols and metrics (naming conventions, LOD/LOI compliance, parameter completeness).
  • Competence in producing construction documentation and extracting disciplined drawings from models (plans, sections, details).
  • Familiarity with fabrication and shop drawing workflows for MEP and structural elements, including model-to-fabrication data exchange.
  • Understanding of digital twin concepts and asset-information management systems for O&M handover.
  • Ability to generate high-quality visualizations and BIM-based presentations (Enscape, Twinmotion, 3ds Max, Lumion).
  • Experience with vendor and subcontractor model review and integration processes to ensure compliance with BIM deliverables.
  • Knowledge of relevant building codes, regulations and industry standards that impact modelling and coordination.

Education & Experience

Educational Background

Minimum Education:

  • Bachelor’s degree in Architecture, Civil Engineering, Mechanical/Electrical Engineering, Construction Management, Architectural Technology or a related discipline.

Preferred Education:

  • Master’s degree in Digital Construction, Building Information Modeling, Construction Management or related fields; or professional certifications in BIM (Autodesk Certified Professional, buildingSMART, Lean/BIM accreditations).

Experience Requirements

  • 5+ years experience as a BIM Specialist / Coordinator with demonstrable project delivery, BEP ownership and cross-discipline coordination; prior work on healthcare, commercial, infrastructure or industrial projects is a strong advantage.
