ConstructionDesignArchitectureBIMEngineering

🎯 Role Definition

A Construction Designer creates and manages construction documentation, develops detailed component and assembly drawings, and supports the construction process through BIM modeling, clash detection and on-site coordination. The position bridges design intent and field implementation — ensuring drawings are code-compliant, buildable, cost-effective and aligned with project schedules. Ideal candidates bring hands-on detailing experience (steel, concrete, MEP interfaces), advanced software skills (Revit, AutoCAD, Navisworks), and proven ability to collaborate with cross-functional teams in design-assist and design-bid-build environments.

Typical Career Path

Entry Point From:

  • Junior Construction Designer / Draftsperson
  • Architectural Technician or CAD Technician
  • BIM Modeler / Junior Revit Technician

Advancement To:

  • Senior Construction Designer
  • Project Designer or Lead Design Technician
  • BIM Coordinator / BIM Manager
  • Design Manager or Construction Project Manager

Lateral Moves:

  • MEP Coordination Specialist
  • Estimator / Preconstruction Specialist

Core Responsibilities

Primary Functions

  • Produce complete, coordinated construction drawings and shop drawings (plan, elevation, section and detail level) for structural, architectural and façade systems that accurately translate design intent into buildable documentation.
  • Develop and manage BIM/Revit models for construction coordination, ensuring families, parameters and schedules are correctly set up for accurate documentation, quantity take-offs and fabrication.
  • Perform constructability reviews and provide pragmatic design solutions to reduce field issues, simplify assemblies and optimize installation sequences with contractors and trades.
  • Coordinate multidisciplinary interfaces (structural, architectural, MEP, façade, civil) through clash detection (Navisworks / BIM 360) and resolve conflicts prior to fabrication or installation.
  • Create detailed connection and assembly details for steel, concrete, curtain wall, cladding and precast systems that include material specifications, fastener schedules and tolerances.
  • Prepare and maintain shop drawings, fabrication drawings and erection diagrams for suppliers and fabricators, including bill of materials and cutting lists when applicable.
  • Produce and update As-Built and Record drawings based on site measurements, contractor submissions and field changes; archive versions and coordinate revisions with project stakeholders.
  • Execute accurate quantity take-offs and preliminary cost estimates from detailed drawings to support estimating and value engineering exercises.
  • Lead the preparation and submission package for building permits and local authority reviews, ensuring documentation meets applicable codes and regulatory requirements (IBC, local codes).
  • Review and coordinate subcontractor and vendor submittals, RFI responses and proposed substitutions; evaluate compliance with design intent and provide documented disposition.
  • Conduct regular site visits and field measurement surveys to verify conditions, resolve discrepancies, and support installation and commissioning activities.
  • Prepare design clarifications, detail sketches and annotated drawings to support site crews in real time and reduce downtime during installation.
  • Maintain drawing templates, CAD and BIM standards, layer/naming conventions, and a project drawing register to ensure consistency across project deliverables.
  • Collaborate directly with architects, structural and MEP engineers to integrate design revisions quickly and maintain traceability of changes across all documentation.
  • Lead or participate in design review meetings, coordination workshops and pre-fabrication planning sessions with contractors, suppliers and project managers.
  • Perform clash report management: prioritize issues, assign responsibility, track resolutions and update models/drawings accordingly.
  • Evaluate material and system options for durability, maintenance, cost, thermal performance and constructability; produce specification input and recommendation memos.
  • Create shop-floor-ready detailed drawings for prefabricated or modular components, including weld symbols, tolerances, millwork details and anchorage conditions.
  • Assess and document change orders related to design modifications, prepare drawing revisions and support client approvals and contractor negotiations.
  • Apply project scheduling constraints to drawing delivery milestones, coordinate deliverables with procurement and fabrication timelines to avoid production delays.
  • Implement QA/QC checks for drawings and models, performing peer reviews and stamping documents for internal readiness before external release.
  • Support tendering and procurement by preparing technical clarifications, scope drawings and bid packages tailored to trade packages.
  • Mentor junior drafters and designers, review their deliverables for technical accuracy and provide training on CAD/BIM best practices.

Secondary Functions

  • Support ad-hoc requests from project management, construction supervisors and procurement teams for drawings, clarifications and timelines.
  • Maintain and update the project document control system with drawing revisions, submittal logs and field reports.
  • Contribute to BIM standards, CAD libraries and technical knowledge base for continuous improvement across projects.
  • Participate in pre-installation coordination and mock-up reviews with contractors and third-party testing vendors.
  • Assist in developing prefabrication strategies and modular design options to reduce site labor and schedule risk.
  • Track and close open RFIs and submittal comments, escalate critical issues to discipline leads when required.
  • Collect and archive vendor shop drawings, test certificates and material data sheets for final project closeout.
  • Support sustainability and energy-efficiency initiatives by incorporating LEED/sustainability requirements into detailing and material choices.
