The Construction Scheduler is the central scheduling and project-controls resource for construction projects, responsible for developing, maintaining, analyzing and communicating project schedules to drive on-time completion. This role owns CPM schedule development and maintenance, baseline management, progress updates, short- and long-term lookaheads, delay and impact analysis, recovery planning, and cross-discipline coordination with project managers, superintendents, subcontractors, estimating, procurement, and clients. The Construction Scheduler ensures schedule integrity, supports change management, and produces decision-quality schedule deliverables, reports and visualizations that inform budget, resource, and risk decisions.

Core Responsibilities

Primary Functions

  • Develop, maintain and own the project Critical Path Method (CPM) master schedule from preconstruction through closeout, creating a defensible baseline using Primavera P6, Microsoft Project, or Asta Powerproject and ensuring schedules meet contract and owner requirements.
  • Produce and maintain rolling 90-day and 30-day lookahead schedules and resource-loaded short-term plans aligned to field work, procurement milestones and subcontractor deliveries to enable crews to plan and execute daily/weekly activities.
  • Prepare and deliver monthly and interim schedule updates that incorporate field progress, productivity data, change orders and approved scope revisions; validate logic, constraints and relationships to maintain an accurate critical path.
  • Perform detailed delay and impact analyses for change orders, claims and time extension requests, documenting contemporaneous cause-and-effect narratives and preparing time-impact analyses (TIA) and as-built vs. as-planned comparisons.
  • Generate recovery and mitigation plans when schedule performance deviates from baseline; model alternatives using resource leveling, lead/lag adjustments, fast-track sequencing and additional shifts to present options to project leadership.
  • Integrate schedule with cost controls and earned value management (EVM) practices by linking activities to budgets, progress curves and % complete metrics to enable trend analysis and forecast-to-complete reporting.
  • Coordinate schedule input and updates with Project Managers, Construction Managers, superintendents and subcontractors; review subcontractor schedules for compliance, integration and logic consistency and consolidate into the integrated master schedule.
  • Maintain and update schedule baselines, change logs and schedule transmittals; document all schedule revisions, approvals and the rationale for changes to support audit trails and claims defense.
  • Produce clear, narrative schedule reports targeted to different stakeholders (owners, executives, field leadership) including S-curves, milestone dashboards, critical path analysis, float reports and resource histograms.
  • Lead weekly schedule review meetings and workshops with multidisciplinary teams to obtain commitments, resolve sequencing conflicts, and drive corrective actions and accountability.
  • Validate and reconcile progress inputs from timesheets, daily reports, inspector logs and progress photos; convert field data into schedule updates and accurate percent-complete calculations.
  • Perform risk assessments and scenario planning in the schedule model to identify potential bottlenecks, long-lead item risks and logic vulnerabilities; maintain a schedule risk register and recommend risk mitigation strategies.
  • Support procurement planners by aligning procurement milestones and vendor delivery dates to the overall schedule, highlighting long-lead items and potential scheduling impacts from material delays.
  • Develop and maintain 4D simulations or BIM-linked schedules to visualize sequences, coordinate site logistics, and present constructability scenarios to owners and project teams.
  • Conduct schedule quality control and audits, ensuring adherence to internal scheduling standards, contractual requirements and industry best practices (e.g., SMM, AACE guidelines).
  • Track and report earned progress and productivity trends by trade, prepare manpower histograms, and provide input to productivity improvement plans or re-sequencing initiatives.
  • Prepare dispute-ready schedule exhibits, compilation of contemporaneous schedule analyses and sworn schedule reports in support of claims, dispute resolution and contract negotiations.
  • Collaborate with estimating and planning teams during preconstruction to create realistic, resource-loaded master schedules for bids and proposals that reflect construction methodology and constraints.
  • Support project commissioning, closeout and turnover scheduling activities, including final inspections, punch lists, as-built schedule documentation and handover milestones.
  • Implement and maintain scheduling tools, templates, naming conventions and standards within an enterprise scheduling environment; provide training and mentorship to junior schedulers and project staff.
  • Coordinate with quality, safety and environmental teams to ensure schedule constraints reflect required inspections, regulatory hold points and sequencing for third-party testing and approvals.

Secondary Functions

  • Generate ad-hoc schedule scenarios and data extracts to support executive reporting, board packages and investor reviews.
  • Assist in the development and continuous improvement of scheduling processes, templates and automated reporting in the PMO or corporate project-controls function.

  • Support procurement and logistics teams with scheduled-based reminders and escalation for long-lead items and shop drawing approvals.

  • Liaise with design teams to reflect engineering milestones and submittal approvals in the construction schedule and to identify potential design-to-construction conflicts.

  • Contribute to continuous improvement initiatives by recommending automation, macros, or integrations (e.g., Primavera P6 API, Power BI dashboards) to reduce manual work and improve data reliability.

Required Skills & Competencies

Hard Skills (Technical)

  • Advanced proficiency with Oracle Primavera P6 (P6 Professional or EPP), including project and EPS setup, resource and role definitions, baseline maintenance, activity coding, and schedule logic troubleshooting.
  • Expert use of Microsoft Project and the ability to import/export and reconcile schedules between P6 and MSP while preserving logic and constraints.

Education & Experience

Educational Background

Minimum Education:

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, Project Management, or related technical discipline; or equivalent experience demonstrating progressive responsibility in scheduling.

Preferred Education:

  • Bachelor's degree plus scheduling- or project-controls specific certifications such as Primavera P6 Certification, PMI Scheduling Professional (PMI-SP), AACE PSP, or PMP for broader project controls context.
  • Coursework or continuing education in CPM scheduling, earned value management (EVM) and schedule risk analysis.

Experience Requirements

Typical Experience Range:
