Core Responsibilities

Primary Functions

  • Lead full P&L ownership for assigned property portfolio, producing monthly and quarterly financial performance reports, variance analyses, and action plans to drive NOI, occupancy, and rental rate growth.
  • Develop, implement and refine portfolio-wide operations policies, standard operating procedures (SOPs), and best practices to ensure consistent service, regulatory compliance, and cost efficiencies across all properties.
  • Create and execute strategic leasing and marketing plans to maximize occupancy and retention, including dynamic pricing, lease-up strategies, resident retention programs, and local market intelligence.
  • Oversee capital planning and execution: produce multi-year CAPEX budgets, prioritize projects by ROI and risk mitigation, manage vendor selection and construction oversight, and ensure projects are delivered on time and on budget.
  • Recruit, mentor, and manage property leadership teams (property managers, leasing managers, maintenance supervisors), set performance goals, conduct performance reviews, and provide coaching to improve operational outcomes and team retention.
  • Drive preventative maintenance programs and facilities management standards to preserve asset value, reduce emergency repairs, and extend lifecycle of major building systems.
  • Manage vendor relationships and negotiate contracts (maintenance, landscaping, security, janitorial, insurance) to optimize service levels and reduce operating expenses while ensuring contractual compliance.
  • Ensure regulatory and legal compliance across the portfolio, including local housing codes, building permits, ADA, fire/life safety, OSHA, environmental, and fair housing regulations; coordinate with legal counsel on complex tenant or litigation matters.
  • Lead tenant/resident relations and customer service strategy: design escalation paths, oversee high-impact client communications, manage dispute resolution and lease enforcement while maintaining high satisfaction scores and retention.
  • Partner with Asset Management and Leasing to develop and implement annual business plans, rent roll analysis, lease renewals, concessions strategy, and capital improvement justification tied to asset-level returns.
  • Build and maintain accurate operating budgets and forecasts, track KPIs (occupancy, turnover, rent growth, delinquency, maintenance spend, vendor performance) and present actionable insights to executive leadership and investors.
  • Implement and supervise property management software systems (e.g., Yardi, RealPage, MRI) and CRM tools to ensure data integrity, automation of workflows, and scalable reporting across the portfolio.
  • Lead collections, billing and accounts receivable processes for commercial and/or residential portfolios: reduce delinquencies, adjudicate tenant arrears, and manage external collections or legal evictions when necessary.
  • Manage risk and insurance programs, coordinate loss prevention activities, conduct periodic site risk assessments, and work with insurance carriers to control premiums and claims.
  • Oversee compliance with leasing policies and lease administration, including approvals, renewals, amendments, CAM reconciliations, and enforcement of lease terms.
  • Develop and deploy resident retention and community engagement programs (events, communications, feedback loops) to reduce turnover and enhance brand reputation.
  • Execute sustainability initiatives and utility cost reduction programs—such as energy audits, water conservation, and waste reduction—to lower operating expenses and support ESG objectives.
  • Create and maintain a comprehensive emergency preparedness and business continuity plan, coordinate incident response for major property events (fires, floods, storms), and lead post-event recovery activities.
  • Lead due diligence and integration activities for property acquisitions and dispositions, including operational assessments, staffing plans, vendor transitions, and post-close stabilization.
  • Drive continuous improvement through data-driven analysis: identify process bottlenecks, implement performance improvement initiatives, and standardize reporting to improve decision-making and investor transparency.
  • Manage stakeholder relationships across investors, owners, brokers, municipal officials, and community groups to protect asset reputation and support strategic growth.
  • Oversee compliance training programs for on-site teams and ensure proper documentation for audits, inspections, and investor reporting requirements.
  • Champion technology adoption for operations (mobile maintenance, online portals, e-signatures) and train teams to use digital tools to increase productivity and tenant satisfaction.
  • Set safety and quality standards, conduct periodic property inspections, and hold property teams accountable for maintaining clean, safe, and market-competitive properties.

Education & Experience

Educational Background

Minimum Education:
