The Elevator Modernization Superintendent is a senior field leadership role responsible for planning, coordinating, supervising, and executing elevator and vertical transportation modernization projects from pre-construction through final acceptance. Core Responsibilities

Primary Functions

  • Lead and manage multiple elevator modernization projects on-site, overseeing scope delivery including hoistway corrections, replacement of controllers, motors, governors, cars, doors, and phone systems while ensuring adherence to project schedules and milestones.
  • Develop, maintain, and enforce detailed project schedules (daily and weekly work plans) and sequencing for demolition, installation, testing, and commissioning phases to minimize downtime and tenant disruption.
  • Supervise and mentor field crews including mechanics, helpers, and subcontractors; assign tasks, monitor productivity, enforce quality standards, and conduct regular performance reviews and toolbox talks.
  • Coordinate and oversee all testing, acceptance, and commissioning activities including wiring checks, load tests, safety device verification, emergency operation, and final code inspections; prepare and maintain commissioning records and logs.
  • Ensure strict compliance with local and national elevator codes (ASME A17.1/ASME A18.1), NEC/NEPA electrical code requirements, OSHA safety standards, ADA accessibility standards, and building owner specifications.
  • Review project drawings, shop drawings, submittals, and technical specifications; identify discrepancies, initiate Requests for Information (RFIs), and coordinate with engineers and project management to resolve scope or installation conflicts.
  • Manage site safety program: conduct daily safety briefings, enforce fall protection, lockout/tagout, confined space protocols, and ensure proper use of PPE; investigate incidents and implement corrective actions to prevent recurrence.
  • Control project budgets and costs on-site by monitoring labor productivity, tracking material usage, managing subcontractor invoices, and identifying cost-saving opportunities while maintaining quality.
  • Prepare, review, and maintain accurate daily field reports, progress photos, timecards, material logs, and as-built documentation to support invoicing and project closeout.
  • Lead client and owner communications on-site: provide regular progress updates, coordinate access and shutdowns, address tenant concerns, and maintain positive customer relations throughout modernization.
  • Coordinate procurement and delivery of long-lead items (controllers, VFDs, replacement hoist machines, escalator components), verify material compliance, and manage on-site inventory and storage to prevent delays.
  • Perform technical troubleshooting of elevator control systems, PLCs, VFDs, hydraulic systems, and mechanical components; provide field-directed repairs, retrofit solutions, and escalate complex technical issues to engineering as needed.
  • Manage subcontractor selection, scope-of-work assignments, performance monitoring, and compliance with safety and quality expectations; enforce subcontractor corrective actions and punch-list resolution.
  • Conduct pre-construction site surveys and feasibility assessments to document existing conditions, clearances, shaft dimensions, wiring paths, and structure interactions critical to modernization plans.
  • Oversee temporary protections, hoarding, dust control, and jobsite cleanliness to protect building finishes and maintain a professional work environment during modernization.
  • Create, assign, and drive completion of detailed punch lists, coordinate final inspections with inspectors and third-party testers, and verify corrective actions before final acceptance.
  • Administer change orders and field change documentation: collect field validation, prepare justification, document cost and schedule impacts, and submit for approval through project controls.
  • Train and cross-train field staff on new equipment, control logic changes, safety protocols, and emerging modernization technologies to build technical depth and reduce rework.
  • Ensure readiness for emergency situations: maintain on-call coverage for critical failures during modernization, develop contingency work plans for critical path items, and coordinate emergency response with building management.
  • Champion quality assurance and continuous improvement by conducting site audits, root cause analysis of field issues, documenting lessons-learned, and implementing process enhancements across modernization programs.
  • Lead coordination with other trades (structural, electrical, fire alarm, carpentry, general contractor) to sequence work, secure permits, and avoid conflicts that could impact elevator modernization timelines.
  • Maintain up-to-date knowledge of product lifecycle and obsolescence issues to recommend modernization solutions, parts alternatives, and long-term maintainability plans for aging elevator equipment.

  • Support pre-bid site walkthroughs and provide field labor and duration estimates to project estimating teams for modernization proposals.
  • Participate in weekly project coordination meetings with project managers, engineers, and building owners to align on critical path items and risk mitigation.

  • Participate in recruiting, interviewing, and onboarding of qualified mechanics and field staff to support growth of the modernization team.

Required Skills & Competencies

Hard Skills (Technical)

  • Deep knowledge of elevator modernization technologies including modern controllers, traction machines, hydraulic systems, governors, door operators, and VVVF/AC drives.
  • Proficient in interpreting and reviewing mechanical and electrical blueprints, schematic diagrams, and wiring diagrams for elevator systems.

Education & Experience

Educational Background

Minimum Education:

  • High school diploma or GED plus completion of an elevator apprenticeship, trade school program, or comparable technical training.

Preferred Education:

  • Associate or Bachelor's degree in Construction Management, Electrical Engineering Technology, Mechanical Engineering, or related technical field.
  • Certifications such as Certified Elevator Technician (CET), OSHA 30, or project management credentials are a plus.
