Core Responsibilities

Primary Functions

  • Install, program, and commission Direct Digital Control (DDC) systems for HVAC, lighting, and other building systems, ensuring adherence to project specifications and design documents.
  • Perform complex troubleshooting, diagnostics, and repairs on building automation systems (BAS), including controllers, sensors, actuators, and other field devices.
  • Conduct regular preventative maintenance and system check-ups on energy management and control systems to ensure optimal performance and longevity.
    e- Analyze and interpret blueprints, schematics, wiring diagrams, and sequence of operations to effectively install and service control systems.
  • Calibrate and test sensors, transducers, and other control elements to ensure accurate data reporting and system response.
  • Execute point-to-point checkout, verification, and start-up procedures for newly installed or retrofitted control systems.
  • Modify and develop control logic programming and software graphics for various BAS platforms to meet changing building needs and energy efficiency goals.
  • Respond to and resolve service callscannon-call rotation, addressing critical system failures and operational issues in a timely and professional manner.
  • Integrate various third-party systems, such as VFDs, boilers, chillers, and lighting panels, into the central BAS using protocols like BACnet, Modbus, and LonWorks.
  • Perform system-wide software and firmware upgrades, as well as regular database backups, to maintain system integrity and security.
  • Document all services, repairs, and modifications performed by creating detailed service reports, updating as-built drawings, and maintaining site records.
  • Provide technical guidance and on-site training to clients, facility managers, and other technicians on the operation and maintenance of the BAS.
  • Identify opportunities for system optimization and energy conservation, proposing control strategy adjustments and retrofits to clients and management.
  • Manage and maintain an inventory of control components, spare parts, and diagnostic tools required for service and project work.

Secondary Functions

  • Assist project managers and engineers in the development of project scopes, cost estimates, and proposals for BAS-related work.
  • Collaborate with mechanical, electrical, and other trade contractors during construction and renovation projects to ensure seamless controls integration.
  • Generate and analyze trend data and system reports to identify performance anomalies, diagnose root causes, and validate energy savings.

Required Skills & Competencies

Hard Skills (Technical)

  • Building Automation Systems (BAS): Proficiency with major platforms (e.g., Siemens Desigo, Johnson Controls Metasys, Schneider Electric EcoStruxure, Trane Tracer, Honeywell).
  • DDC Programming: Experience in creating and modifying control logic using function block, line, or script-based programming.
  • HVAC Systems Knowledge: Deep understanding of commercial HVAC equipment, including chillers, boilers, air handling units (AHUs), and VAV systems.
  • Network Protocols: Strong working knowledge of industry-standard protocols, especially BACnet (IP and MS/TP), Modbus, and LonWorks.
  • Low-Voltage Wiring: Skill in installing, terminating, and troubleshooting low-voltage control wiring according to schematics and best practices.
  • Electrical Troubleshooting: Ability to read electrical diagrams and safely use diagnostic tools like multimeters to diagnose control panel and device issues.

Education & Experience

Educational Background

Minimum Education:

High School Diploma or GED, supplemented by a diploma or certificate from a technical school in a related field or a completed apprenticeship program.

Experience Requirements

Typical Experience Range:

3-7 years of hands-on, field experience in servicing, installing, and programming DDC/BAS control systems in a commercial or industrial environment.

  • Experience with Tridium Niagara (N4/AX) framework and certification (Niagara AX/N4 Certified).
  • Documented factory-level training or certification from a major BAS manufacturer (Siemens, JCI, Schneider, etc.).
  • Experience in a mission-critical environment such as a data center, hospital, or laboratory.
