Core Responsibilities
Primary Functions
- Perform detailed analysis of construction documents, including architectural, mechanical, electrical, and plumbing (MEP) plans and specifications, to identify all energy-related project requirements.
- Develop comprehensive and accurate cost estimates for a wide range of energy conservation measures (ECMs), encompassing materials, labor, equipment, and subcontractor costs.
- Create and execute sophisticated whole-building energy simulations using industry-standard software (e.g., eQUEST, EnergyPlus, Trane TRACE, IES VE) to predict energy consumption and performance.
- Prepare detailed material and equipment take-offs for energy systems from blueprints and design documents, utilizing software like Bluebeam and On-Screen Takeoff.
- Evaluate and compare the performance, cost-effectiveness, and life-cycle costs of various HVAC, lighting, and building envelope systems to provide optimal design recommendations.
- Author clear and persuasive technical reports and proposals that summarize energy analysis findings, financial metrics (ROI, payback), and recommended efficiency strategies for stakeholders.
- Collaborate closely with architects, engineers, project managers, and clients to integrate energy efficiency solutions from the conceptual design phase through to construction.
- Calculate potential energy savings, carbon footprint reductions, and client eligibility for utility rebates, tax credits, and other financial incentives.
- Conduct thorough life-cycle cost analyses (LCCA) to demonstrate the long-term financial benefits of proposed energy efficiency investments over the building's lifespan.
- Ensure all estimates and energy models are compliant with relevant national and local energy codes and standards, such as ASHRAE 90.1, IECC, and state-specific regulations (e.g., California Title 24).
- Solicit, analyze, and negotiate pricing from vendors, suppliers, and subcontractors for energy-related equipment and services to ensure competitive and accurate cost data.
- Maintain and continuously update a comprehensive historical cost database to improve the accuracy, speed, and efficiency of all future estimating efforts.
- Actively participate in pre-bid meetings, site assessments, and client presentations to gather critical project information and effectively communicate proposed solutions.
- Identify and assess potential project risks, scope gaps, and value engineering opportunities related to energy performance, budget, and schedule.
- Provide essential technical support and preliminary energy and cost analyses to business development and sales teams during the client acquisition phase.
- Review and validate energy savings calculations and support the development of measurement and verification (M&V) plans for energy performance contracts.
