Core Responsibilities
Primary Functions
- Develop and prepare comprehensive and accurate cost estimates for all phases of design, from conceptual and schematic levels to detailed construction document estimates.
- Perform detailed quantity take-offs and analysis of construction drawings, specifications, and other documentation to define the scope of work.
- Lead the entire bid and proposal process, including the preparation of bid forms, solicitation of subcontractor bids, and final bid assembly.
- Conduct thorough risk and opportunity analysis, developing detailed contingency plans and presenting them to stakeholders for strategic decision-making.
- Provide expert value engineering and life-cycle cost analysis to clients, offering alternative materials, systems, and construction methods to optimize project costs without sacrificing quality.
- Foster and maintain strong relationships with a network of subcontractors, vendors, and suppliers to ensure competitive pricing and wide bid coverage.
- Analyze and level subcontractor and vendor bids, conducting scope reviews to ensure all required work is included and pricing is comparable.

- Manage and update the estimating pipeline, tracking bid statuses and outcomes to inform business development strategies.
- Advise clients on project delivery methods (e.g., Design-Build, GMP, Lump Sum) and their financial and risk implications.
- Participate in and often lead pre-construction and pre-bid meetings, clearly articulating project scope, schedule, and cost-related queries.
- Evaluate and price project changes, change order requests, and claims, providing clear documentation to support cost adjustments.
- Create preliminary project schedules to support the estimate, identifying key milestones and critical path activities.
Secondary Functions
- Provide ad-hoc cost analysis and feasibility studies for potential projects to support business development and client exploration.
- Contribute to the continuous improvement of estimating tools, software, processes, and a centralized cost database.
- Collaborate with business development and marketing teams to provide cost insights and strategic input for major project pursuits and proposals.

Required Skills & Competencies
Hard Skills (Technical)
- Advanced proficiency in estimating and takeoff software (e.g., On-Screen Takeoff, CostX, Bluebeam Revu, MC2 ICE, WinEst).
- Expert-level skills in Microsoft Excel for complex data analysis, creating custom spreadsheets, and cost modeling.
- Deep understanding of all construction divisions and the ability to read and interpret complex architectural, structural, and MEP drawings and specifications.
- Comprehensive knowledge of construction means, methods, materials, and sequencing for a variety of project types (commercial, institutional, industrial, etc.).
- Strong knowledge of building codes, industry standards, and various contract delivery methods.
- Experience with project scheduling software (e.g., Primavera P6, Microsoft Project) to understand project timelines and their cost impact.

Education & Experience
Educational Background
Minimum Education:
- Bachelor’s Degree or equivalent professional experience.
Preferred Education:
- Bachelor’s Degree in a relevant field. Professional certification such as Certified Professional Estimator (CPE), a member of the Royal Institution of Chartered Surveyors (MRICS), or AACE International certification is highly desirable.

Experience Requirements
Typical Experience Range: 5-15 years of progressive experience in construction cost estimating or pre-construction services.

A strong portfolio of competitively bid and successfully negotiated projects is highly preferred, along with client-facing consulting experience.
