Core Responsibilities
Primary Functions
- Perform routine and complex preventive maintenance on critical building systems, including HVAC, electrical, plumbing, and fire/life safety, to ensure maximum uptime and operational readiness.
- Diagnose, troubleshoot, and execute repairs on a wide range of mechanical and electrical equipment, utilizing technical manuals, blueprints, and schematics to guide your work.
- Respond promptly to and meticulously manage service requests and work orders submitted through our Computerized Maintenance Management System (CMMS), ensuring clear communication and timely resolution.
- Conduct regular, comprehensive inspections of the facility's interior and exterior to proactively identify potential issues, safety hazards, and opportunities for improvement.
- Execute a variety of skilled trade tasks, including but not limited to minor plumbing repairs, basic carpentry, drywall patching, and professional-quality painting to maintain the building's aesthetic.
- Ensure all life safety systems, such as fire sprinklers, alarms, and emergency lighting, are regularly tested, inspected, and fully compliant with local, state, and federal regulations.
- Coordinate, oversee, and quality-check the work of external vendors and specialized contractors, ensuring they adhere to site safety protocols and deliver services to our standards.
- Maintain a precise inventory of essential parts, tools, and maintenance supplies, initiating procurement requests to prevent stockouts of critical items.
- Strictly adhere to all established safety protocols, including Lockout/Tagout (LOTO), personal protective equipment (PPE) usage, and OSHA guidelines to foster a culture of safety.
- Assist with internal space planning and logistics, including office moves, furniture assembly, and modular wall reconfigurations to support evolving business needs.
- Perform daily, weekly, and monthly building walkthroughs to monitor equipment performance, identify anomalies, and ensure a pristine and orderly environment.
- Maintain the building's exterior and grounds, which may include light landscaping, pressure washing, and coordinating snow/ice removal to ensure safe access.
- Document all maintenance activities, repairs, and system statuses with a high level of detail in digital logs or the CMMS to create a reliable maintenance history.
- Be available for on-call rotations to respond to after-hours and emergency situations, addressing urgent facility issues to minimize business disruption.
- Monitor and make adjustments to the Building Automation System (BAS) or Building Management System (BMS) to optimize energy consumption and maintain occupant comfort.
- Support the setup and breakdown of furniture and audio/visual equipment for large-scale company meetings, events, and conferences.
- Repair and maintain door hardware, including closers, locks, and automatic openers, to ensure security and accessibility.
- Perform water quality testing and maintain associated water treatment systems, such as softeners or filters, as required by facility standards.
- Manage waste disposal and recycling programs, ensuring compliance with environmental regulations and corporate sustainability goals.
- Replace lighting components, including bulbs, ballasts, and drivers, upgrading to energy-efficient LED fixtures where appropriate.
Secondary Functions
- Assist the Facility Manager in developing budget forecasts by providing cost estimates for repairs, supplies, and potential capital projects.
- Escort, monitor, and support third-party contractors and vendors on-site to ensure they comply with all company safety rules and work specifications.
- Contribute to the continuous improvement of the preventive maintenance program by suggesting updated procedures and task frequencies.
- Participate in project planning meetings for facility renovations, upgrades, and new equipment installations.
Required Skills & Competencies
Hard Skills (Technical)
- Deep proficiency in diagnosing, servicing, and repairing commercial HVAC systems, including RTUs, VAVs, and chillers.
- Strong knowledge of commercial electrical systems (up to 480V), including wiring, conduit, panel maintenance, and Lockout/Tagout (LOTO) procedures.
- Solid experience with plumbing systems, including soldering, brazing, fixture repair/installation, and drain clearing.
- Competency in using and updating a Computerized Maintenance Management System (CMMS) for work order tracking and asset management.
- The ability to read and accurately interpret technical documents, blueprints, MEP drawings, and equipment schematics.
- Practical skills in general building trades, including carpentry, drywall installation/repair, painting, and flooring.
- Familiarity with monitoring and adjusting Building Automation Systems (BAS) or Energy Management Systems (EMS).
- Comprehensive understanding of OSHA regulations and general workplace safety standards.
- Experience operating and maintaining powered industrial equipment such as forklifts, scissor lifts, and boom lifts.
- Knowledge of fire alarm and suppression systems inspection and testing requirements.

Educational Background
