Core Responsibilities

Primary Functions

  • Operate a variety of heavy-duty floor care equipment, including high-speed buffers, automatic scrubbers, burnishers, and floor polishers to achieve a high-gloss, protective finish.
  • Execute comprehensive floor maintenance procedures, including stripping old wax, sealing surfaces, applying new coats of wax, and burnishing for a durable shine.
  • Perform deep restorative cleaning and maintenance on a wide range of floor surfaces such as VCT, terrazzo, tile, concrete, marble, and LVT.
  • Expertly utilize carpet care equipment, including extractors and bonnet machines, for deep cleaning, spot treatment, and stain removal on carpets and rugs.
  • Diligently follow detailed work schedules for periodic floor care projects, ensuring minimal disruption to facility operations.
  • Move and carefully reposition furniture, fixtures, and equipment as necessary to allow for thorough floor cleaning and refinishing.
  • Conduct pre-cleaning inspections to identify the floor type, assess its condition, and select the appropriate cleaning solutions, pads, and methods.
  • Meticulously clean and detail baseboards, corners, and hard-to-reach edges to ensure a complete and professional appearance.
  • Adhere strictly to all company and OSHA safety protocols, including the correct use of Personal Protective Equipment (PPE) like gloves, goggles, and non-slip footwear.
  • Properly set up and remove safety signage, such as "Wet Floor" signs and barricades, to prevent slips, trips, and falls in work areas.
  • Perform routine maintenance and cleaning of all floor care equipment to ensure it remains in optimal working condition and report any malfunctions for repair.
  • Maintain a clean, safe, and organized janitorial closet, ensuring all chemicals are properly labeled, stored, and inventoried.
  • Select and correctly dilute concentrated cleaning chemicals according to manufacturer's instructions and safety data sheets (SDS).
  • Respond promptly to emergency cleaning situations, such as spills or water damage, to mitigate hazards and restore the floor's condition.
  • Maintain a daily activity log or complete work orders to document tasks performed, areas serviced, and hours worked.

Secondary Functions

  • Assist the general janitorial team with duties such as trash removal, dusting, and cleaning restrooms or common areas when floor care projects are not scheduled.
  • Perform minor building maintenance tasks as requested by the supervisor.
  • Provide excellent customer service by professionally and courteously interacting with building occupants and visitors.
  • Monitor and report on inventory levels of floor care supplies, chemicals, and equipment parts to the supervisor to prevent shortages.
  • Participate in ongoing safety training and professional development sessions to stay current with industry best practices and new technologies.

  • Floor Equipment Operation: Proficiency in operating high-speed buffers, auto-scrubbers, burnishers, and carpet extractors.

  • Chemical Knowledge & Handling: Strong understanding of cleaning chemical properties, dilution ratios, and safe handling procedures (SDS).

  • Basic Equipment Maintenance: Skill in performing daily cleaning, inspection, and minor preventative maintenance on floor care machinery.
  • Carpet & Upholstery Cleaning: Experience with different carpet cleaning methods, including extraction and bonnet cleaning.

Experience Requirements

Typical Experience Range: 1-3 years of direct experience in commercial floor care and maintenance.

Preferred: 3+ years of experience in a large commercial, healthcare, or educational facility with demonstrated expertise across a wide variety of floor types and specialized equipment.
