Core Responsibilities

Primary Functions

  • Assist senior surveyors with property inspections and conduct detailed site measurements in accordance with RICS guidelines.
  • Undertake comprehensive market research and data analysis to support valuation reports and advisory work, utilizing databases like CoStar and EG Propertylink.
  • Support the preparation of formal valuation reports for a diverse range of commercial properties for loan security, accounting, and strategic purposes.
  • Contribute to the negotiation of lease renewals and rent reviews, analyzing lease terms and market evidence to advise clients effectively.
  • Draft heads of terms, marketing particulars, and client presentations for commercial property sales and lettings.
  • Liaise directly with clients, tenants, solicitors, and other professional advisors to ensure smooth transaction management and client satisfaction.
  • Gain exposure to Landlord and Tenant matters, including service charge management, applications for consent, and dispute resolution.
  • Assist in the day-to-day management of commercial property portfolios, addressing tenant queries and coordinating maintenance and repairs.
  • Actively work towards completing the RICS Assessment of Professional Competence (APC), maintaining a detailed diary, and preparing for the final assessment.
  • Utilize and maintain the company's property management and client relationship management (CRM) systems with a high degree of accuracy.
  • Support the commercial agency team in generating new business by identifying potential opportunities and assisting with pitching documents.
  • Prepare and analyze service charge budgets and reconciliations, ensuring compliance with RICS best practices and lease obligations.
  • Conduct regular property inspections to ensure compliance with health, safety, and environmental regulations.
  • Assist in the financial modeling and due diligence process for potential property acquisitions and disposals.
  • Develop and maintain strong working relationships with clients, providing regular updates and exceptional service.
  • Prepare evidence and submissions for third-party dispute resolution, such as arbitration or independent expert determination.
  • Contribute to asset management strategies by identifying opportunities to enhance value through lease restructuring, refurbishment, or development.
  • Manage and update comparable evidence databases to ensure the team has access to the most current market information.
  • Assist in the marketing and disposal of vacant commercial space, including conducting viewings with prospective tenants and purchasers.
  • Provide analytical support for portfolio reviews, helping clients optimize the performance of their real estate assets.
  • Process landlord and tenant applications for alterations, assignments, and sublettings, ensuring all legal and procedural requirements are met.

Secondary Functions

  • Attend industry networking events and seminars to build a professional network and enhance market knowledge.
  • Actively participate in team meetings, contributing ideas and updates on personal workload and APC progress.
  • Maintain a comprehensive log of Continuous Professional Development (CPD) activities as required by the RICS.
  • Provide general administrative and analytical support to the wider commercial property team as required.

Required Skills & Competencies

Hard Skills (Technical)

  • Proficiency in the Microsoft Office Suite, particularly Excel for data analysis and financial modelling.
  • Strong numerical and analytical skills with the ability to interpret complex data and financial information.
  • Excellent report writing and written communication skills, with a keen eye for detail and accuracy.
  • A foundational understanding of UK property law, including Landlord and Tenant legislation.
  • Familiarity with valuation methodologies and principles.
  • Experience with industry-specific software such as Argus, CoStar, or similar property databases is highly advantageous.
  • Driving license and willingness to travel for property inspections.

Education & Experience

Educational Background

Minimum Education:

  • A Bachelor's degree (2:1 or above) in a relevant discipline.

Preferred Education:

  • A RICS-accredited BSc or MSc degree in Real Estate, Property Management, Investment & Finance, or Estate Management.
