Core Responsibilities

Primary Functions

  • Undertake detailed property inspections and site visits to collect essential data, conduct measurements in accordance with RICS standards, and assess property conditions for valuation, building survey, or management purposes.
  • Assist senior surveyors in the comprehensive preparation of formal valuation reports for a diverse range of asset classes, including commercial, residential, and specialist properties, for purposes such as loan security, financial reporting, or acquisition.
  • Conduct in-depth market research and analysis to gather and interpret comparable evidence, track market trends, and understand economic factors influencing property values and performance.
  • Support the team with lease advisory matters, including assisting with rent reviews and lease renewals by analysing lease terms and researching relevant case law and market data.
  • Contribute to the preparation of building survey reports, schedules of condition, and dilapidations assessments by documenting building defects and recommending appropriate remedial actions.
  • Manage and diligently maintain your APC diary, ensuring all activities and competencies are accurately recorded and aligned with the requirements of your chosen RICS pathway.
  • Liaise professionally with a wide range of stakeholders, including clients, tenants, solicitors, local authorities, and contractors, to gather information and facilitate smooth project progression.
  • Assist in the financial management of projects, including helping to prepare cost plans, tender documentation, and contract administration under the supervision of a Quantity Surveyor.
  • Prepare clear, concise, and accurate drafts of reports, letters, and other client-facing documentation, demonstrating a high level of written communication and attention to detail.
  • Utilise industry-standard software such as Argus, CostX, or CAD to perform financial modelling, cost estimations, and design analysis as required by your specialism.
  • Support the property management team by assisting with service charge budget preparation, tenant liaison, and ensuring compliance with health and safety regulations.
  • Participate actively in client meetings, taking detailed minutes and contributing to discussions where appropriate under the guidance of senior team members.
  • Aid in due diligence processes for property acquisitions and disposals, reviewing legal documentation, planning histories, and physical surveys to identify potential risks and opportunities.
  • Develop a thorough understanding of relevant legislation, case law, and professional standards, including the RICS 'Red Book' for valuers and CDM regulations for building surveyors.
  • Contribute to feasibility studies for development projects by gathering site information, analysing planning policy, and assisting with initial financial appraisals.
  • Handle client and public enquiries in a professional and timely manner, providing accurate information or directing the query to the appropriate colleague.
  • Assist in negotiating with third parties on matters such as compensation claims, boundary disputes, or party wall agreements, preparing the necessary documentation and evidence.
  • Support business development activities by identifying potential opportunities and helping to prepare pitch documents and proposals for new work.
  • Engage in continuous professional development (CPD) by attending internal training sessions, external seminars, and RICS events to broaden your industry knowledge.
  • Shadow senior colleagues during complex negotiations and client presentations to gain firsthand insight into advanced surveying practice and client relationship management.

Secondary Functions

  • Actively participate in team meetings, providing updates on your workload and contributing ideas to improve team processes and client service delivery.
  • Maintain and update internal databases of comparable evidence, client information, and project data to ensure accuracy and accessibility for the wider team.

Required Skills & Competencies

Hard Skills (Technical)

  • Property Valuation Principles: A solid academic understanding of valuation methodologies, including investment, residual, and comparative approaches.
  • Report Writing: The ability to draft clear, well-structured, and technically accurate reports and correspondence for various audiences.

Educational Background
