Core Responsibilities

Primary Functions

  • Provide daily leadership, training, and direct supervision to a dedicated team of groundskeepers, irrigation technicians, and seasonal staff to foster a culture of excellence and safety.
  • Develop, implement, and manage a comprehensive turf management program encompassing fertilization, pest and disease control, and soil conditioning to ensure optimal turf health and appearance.
  • Plan, schedule, and oversee all routine and seasonal grounds maintenance activities, including mowing, edging, aeration, overseeding, and topdressing across various turf areas.
  • Manage the operation, maintenance, and repair of the property's irrigation systems, conducting regular audits and adjustments to ensure efficient water usage and complete coverage.
  • Oversee the precise and safe application of fertilizers, pesticides, herbicides, and fungicides, ensuring compliance with all local, state, and federal regulations.
  • Meticulously monitor turf and plant health, accurately diagnosing issues such as disease, insect infestation, or nutrient deficiencies, and implementing timely corrective actions.
  • Enforce strict adherence to workplace safety standards (including OSHA guidelines) and procedures for all groundskeeping tasks, particularly chemical handling and equipment operation.
  • Maintain a detailed and accurate inventory of all grounds-related supplies, including chemicals, fertilizers, seed, and tools, and manage the procurement process within budgetary constraints.
  • Operate and provide training on a wide range of light and heavy-duty groundskeeping equipment, such as commercial mowers, tractors, aerators, sprayers, and utility vehicles.
  • Conduct regular, systematic inspections of all landscaped areas, athletic fields, and grounds to ensure they consistently meet or exceed established aesthetic and functional standards.
  • Develop and manage daily, weekly, and monthly work schedules for the grounds crew, assigning tasks and projects to maximize productivity and ensure timely completion.
  • Maintain immaculate records of all maintenance activities, chemical application logs, weather data, and irrigation schedules for reporting and analysis.
  • Collaborate effectively with other department heads and property managers to coordinate landscaping needs for special events, construction projects, and seasonal changes.
  • Actively participate in the recruitment, hiring, and performance evaluation process for grounds department staff, providing constructive feedback and professional development opportunities.
  • Manage and execute landscape enhancement projects, including new plantings, hardscape installations, and seasonal color rotations, from initial concept through to completion.
  • Serve as the primary point of contact for resolving issues, concerns, or special requests from clients or residents regarding the condition of the grounds.
  • Perform and interpret soil and water quality tests, using the data to make informed agronomic decisions and refine turf management strategies.
  • Lead snow and ice removal operations during winter months, coordinating staff and equipment to maintain safe access to all walkways, parking lots, and essential areas.
  • Champion and implement Integrated Pest Management (IPM) and sustainable landscaping practices to minimize environmental impact and promote ecological health.
  • Prepare and maintain high-quality athletic fields, golf course elements (greens, tees, fairways), or high-visibility commercial turf to meet specific playability or presentation standards.

Required Skills & Competencies

Hard Skills (Technical)

  • Advanced Turfgrass Management: Deep knowledge of different grass types, growth habits, and cultural practices for maintenance and stress management.
  • Irrigation System Expertise: Proficient in the design, installation, troubleshooting, and repair of complex irrigation systems (e.g., Hunter, Rain Bird, Toro).
  • Pesticide & Fertilizer Application: Certified or licensed in the application of restricted-use pesticides and knowledgeable in calibration and safe handling.
  • Agronomy & Soil Science: Strong understanding of soil chemistry, nutrient management, and amending soil for optimal plant health.
  • Equipment Operation & Maintenance: Skilled in operating and performing preventative maintenance on a wide array of grounds equipment.
  • Horticultural Knowledge: Broad knowledge of trees, shrubs, and ornamental plants, including identification, pruning, and care.
  • Budget Management: Experience in tracking expenses, managing operational budgets, and contributing to financial planning.

Educational Background

Experience Requirements

Typical Experience Range:
