Core Responsibilities

Primary Functions

Conduct comprehensive, routine, and ad-hoc inspections of all managed grounds, including turf areas, athletic fields, ornamental gardens, trees, shrubs, and irrigation systems to assess overall health, safety, and aesthetic condition.

Generate and manage work orders within a Computerized Maintenance Management System (CMMS) to address identified deficiencies, track progress, and verify satisfactory completion of repairs and maintenance tasks.
Serve as the primary point of contact for investigating and resolving complaints or concerns from tenants, staff, or the public regarding grounds conditions, providing timely follow-up and resolution.
Apply an extensive knowledge of horticulture, arboriculture, and turf management to diagnose plant health issues, pest infestations, and diseases, recommending appropriate treatment strategies in line with Integrated Pest Management (IPM) principles.
Perform detailed inspections of irrigation systems to ensure optimal performance, verify proper water coverage, identify leaks or malfunctions, and promote water conservation efforts.
Review and assess the quality of landscape work, including mowing, pruning, fertilization, and pest control applications, to confirm that industry best practices and organizational standards are being met.
Maintain a comprehensive digital and physical library of inspection reports, contractor performance reviews, and incident documentation for historical reference and compliance purposes.
Verify the proper and safe application of pesticides, herbicides, and fertilizers, ensuring all activities comply with local, state, and federal regulations and product label instructions.
Evaluate the condition of hardscape elements, including sidewalks, parking lots, plazas, benches, and retaining walls, for structural integrity, cleanliness, and safety.
Assess tree health and structure to identify potential risks, recommending necessary pruning, treatment, or removal by qualified arborists to mitigate liability.
Monitor work sites to ensure that all safety protocols, including proper use of personal protective equipment (PPE) and traffic control measures, are being followed.
