Core Responsibilities
Primary Functions
- Operate pressure washing equipment, surface cleaners, and high-volume water systems to remove dirt, oil, algae, mold, mildew, rust stains, and efflorescence from concrete, pavers, natural stone, and brick surfaces while controlling water runoff and protecting surrounding plantings.
- Assess hardscape surfaces and perform pre-clean inspections to identify substrate type, stain composition, existing sealers, joint materials, structural issues, and safety hazards; document findings in a work order or digital report.
- Select and safely apply appropriate cleaning chemistries (alkaline cleaners, degreasers, rust removers, biocides, and pH-neutral detergents) based on material compatibility, MSDS requirements, and environmental regulations.
- Perform spot treatments and specialized stain removal techniques for oil, grease, paint, gum, rust, and biological growth using scrubbing, chemical dwell time, and agitation methods tailored to pavers, stamped concrete, and natural stone.
- Remove and replace deteriorated joint sand and apply polymeric sand or joint stabilization products to prevent weed growth, erosion, and insect intrusion, ensuring correct compaction and curing procedures.
- Prepare and apply acrylic, penetrating, or solvent-based sealers and coatings to pavers, concrete, and stone surfaces with sprayers, squeegees, or rollers, ensuring even coverage and meeting manufacturer coverage and cure times.
- Perform brick and masonry pressure washing and mortar joint cleaning with care to avoid overpressure damage; report and coordinate mortar repair or repointing needs with masonry teams.
- Perform minor hardscape repairs including resetting uneven pavers, replacing broken stones or bricks, re-leveling washouts, and applying concrete patching compounds to spalls and cracks.
- Operate and maintain site equipment such as skid steer loaders, trailer-mounted pressure washing systems, wet vacuums, angle grinders, and hand tools; perform daily pre- and post-shift equipment checks and routine maintenance.
- Implement erosion control and water containment best practices, including use of silt socks, containment mats, water reclamation systems, and proper discharge routing to avoid stormwater contamination.
- Prepare accurate, itemized service reports and photos documenting pre- and post-clean conditions, materials used, safety measures, and recommendations for follow-up maintenance or repairs.
- Provide on-site customer communication: explain cleaning methods, safety precautions, expected results, and follow-up care; obtain client sign-off and address immediate concerns professionally.
- Follow OSHA, local environmental, and company safety protocols when handling chemicals, operating equipment, and working near vehicular traffic; use appropriate PPE and set up traffic control as needed.
- Execute scheduled preventative maintenance programs including seasonal cleaning, resealing, and joint inspections to extend hardscape lifespan and reduce long-term repair costs.
- Coordinate with project managers, landscapers, and turf/planting crews to schedule cleaning and sealing around irrigation timing, plant protection, and other site activities.
- Apply polymeric joint stabilizers and anti-efflorescence treatments where required, documenting product batch and cure conditions to ensure warranty compliance.
- Perform graffiti and sticker removal using safe solvents and mechanical methods that preserve underlying surfaces and comply with municipal regulations.
- Conduct snow/ice mitigation support tasks on hardscapes when required, including pre-treatment of surfaces, deicing agent application recommendations, and post-winter clean-up to remove salt damage and staining.
- Maintain inventory controls for cleaning chemicals, sealants, sand, repair materials, and PPE; reorder supplies according to usage and project forecasts.
- Train and mentor junior technicians on safe pressure washing practices, chemical mixing ratios, sealer application techniques, joint stabilization methods, and equipment troubleshooting.
- Read and interpret site plans, scope-of-work documents, and manufacturer's technical data sheets to ensure materials and processes meet warranty and project specifications.
- Implement sustainable practices such as low-pressure techniques, biodegradable cleaners, water recycling/reclamation systems, and proper disposal of washwater and waste to reduce environmental impact.
Secondary Functions
- Assist production and sales teams by providing time and materials estimates for cleaning, sealing, and minor repair work based on field measurements and condition assessments.
- Support quality control by conducting follow-up inspections after curing periods and documenting warranty-related observations and corrective actions.
- Coordinate with municipal agencies or HOAs for permits, water discharge approvals, and special event hardscape cleaning requirements.
- Participate in routine tool and facility maintenance, including cleaning trailers, storing hazardous materials in compliance with MSDS guidelines, and reporting equipment defects.
- Contribute to process improvements by recommending new cleaning technologies, sealant products, or joint stabilization techniques that improve efficiency and outcomes.
- Help schedule and prioritize daily routes and jobs to maximize crew productivity and minimize travel and equipment downtime.
