Core Responsibilities
Primary Functions
- Lead initial client consultations to deeply understand their lifestyle, functional needs, aesthetic preferences, and budget constraints to establish a comprehensive project brief.
- Develop and present compelling design concepts, including mood boards, color palettes, material samples, and preliminary spatial layouts to communicate the design vision.
- Create detailed and accurate drawings, including floor plans, elevations, reflected ceiling plans, and custom millwork details using software like AutoCAD and Revit.
- Generate photorealistic 3D renderings and virtual walkthroughs using SketchUp, V-Ray, or similar software to help clients visualize the final space.
- Select, specify, and procure all Furniture, Fixtures, and Equipment (FF&E), including lighting, plumbing fixtures, appliances, textiles, and accessories.
- Develop and manage comprehensive project budgets, providing clients with detailed cost estimates and tracking expenses throughout the project lifecycle.
- Produce a full set of construction documents and detailed specification packages for bidding, permitting, and construction purposes.
- Act as the primary liaison between the client, architects, contractors, engineers, and other consultants to ensure seamless project coordination.
- Conduct regular site visits and inspections to monitor construction progress, ensure adherence to design specifications, and proactively resolve any on-site issues.
- Manage the entire procurement process, from obtaining quotes and placing orders to coordinating deliveries and inspecting goods upon arrival.
- Source and cultivate strong relationships with a network of vendors, suppliers, artisans, and tradespeople to ensure access to high-quality materials and craftsmanship.
- Ensure all design solutions are compliant with relevant building codes, accessibility standards (ADA), and local zoning regulations.
- Oversee the final project phase, including furniture installation, art placement, and accessory styling, to deliver a turnkey, move-in-ready home.
- Manage client expectations and communications, providing regular project updates and professionally navigating feedback and change orders.
- Maintain an in-depth knowledge of current industry trends, new materials, sustainable design practices, and innovative technologies.
- Simultaneously manage multiple residential design projects of varying scales and complexities, ensuring all deadlines and milestones are met.
- Create and maintain meticulous project documentation, including meeting minutes, client approvals, purchase orders, and project schedules.
- Prepare and deliver persuasive client presentations that effectively articulate design rationale and build consensus around the proposed solutions.
- Develop custom furniture, cabinetry, and lighting designs, producing detailed drawings for fabrication by skilled craftspeople.
- Resolve complex design challenges and unforeseen construction issues with creative and practical solutions that maintain the integrity of the original vision.
