Core Responsibilities

Primary Functions

  • Conduct comprehensive, non-invasive visual inspections of residential properties, meticulously evaluating hundreds of components from foundation to roof.
  • Systematically assess the condition of major systems, including HVAC, interior plumbing, electrical systems, roofing, attics, and visible insulation.
  • Examine structural components, such as foundations, crawlspaces, walls, ceilings, floors, doors, and windows, for signs of defects or performance issues.
  • Evaluate the exterior of the property, including siding, decks, porches, walkways, and grading for proper drainage and safety concerns.
  • Operate and inspect key built-in appliances to confirm their functional state at the time of the inspection.
  • Utilize specialized tools and technology, such as moisture meters, electrical testers, and thermal imaging cameras, to enhance the inspection process and uncover hidden issues.
  • Generate detailed, well-organized, and easy-to-understand digital inspection reports using industry-standard software (e.g., Spectora, HomeGauge).
  • Document findings with high-quality digital photographs and clear, concise written descriptions, distinguishing between major defects, safety hazards, and minor maintenance items.
  • Deliver a clear, unbiased summary of the inspection findings to clients and their real estate agents on-site, answering questions and providing context for the report.
  • Adhere strictly to the Standards of Practice and Code of Ethics as defined by state licensing boards and professional organizations like InterNACHI or ASHI.
  • Safely navigate and access all accessible areas of a property, including climbing ladders to inspect roofs, entering confined crawl spaces, and traversing attics.
  • Provide objective, fact-based information regarding the property's condition without providing repair cost estimates, engineering advice, or opinions on the purchase decision.
  • Identify and report on any observed safety issues, such as exposed wiring, lack of safety railings, or gas leaks, that could pose a risk to occupants.
  • Manage a schedule of multiple daily inspections, ensuring punctuality and allowing adequate time for a thorough evaluation and client debrief at each location.
