Core Responsibilities

Primary Functions

  • Conduct comprehensive preventive and corrective maintenance on critical hospital HVAC systems, including air handlers, chillers, boilers, and exhaust fans, to ensure optimal air quality and climate control in patient care areas.
  • Perform detailed inspections, troubleshooting, and repairs on essential plumbing and steam systems, addressing issues with medical-grade fixtures, drains, water heaters, and sterilizers to prevent disruptions and maintain sanitary conditions.
  • Respond promptly to and diagnose malfunctions in the hospital's electrical distribution systems, including lighting, receptacles, motor controls, and emergency power systems, ensuring a constant and safe power supply.
  • Maintain and test life-safety systems, such as fire alarm panels, smoke detectors, sprinkler systems, and fire doors, meticulously documenting all inspections to ensure full compliance with NFPA and Joint Commission (TJC) standards.
  • Troubleshoot and repair the pneumatic tube transport system, a critical component for the rapid delivery of lab specimens, medications, and documents throughout the hospital.
  • Perform scheduled maintenance and emergency repairs on patient-centric equipment, including electric hospital beds, stretchers, wheelchairs, and patient lifts, to guarantee patient safety and functionality.
  • Inspect, test, and repair medical gas system components, including oxygen, medical air, and vacuum outlets, alarms, and zone valves, to ensure the uninterrupted flow of these life-sustaining resources.
  • Utilize blueprints, schematics, and technical manuals to accurately diagnose complex mechanical and electrical problems and to effectively plan and execute repairs and installations.
  • Operate and monitor the Building Automation System (BAS) to assess equipment performance, respond to alarms, and adjust setpoints to optimize energy efficiency and occupant comfort.
  • Execute a variety of general building maintenance tasks, including carpentry, painting, door and hardware repair, and ceiling tile replacement, to maintain the facility's structural integrity and appearance.
  • Respond to urgent and emergency maintenance calls, demonstrating the ability to quickly assess situations, prioritize tasks, and implement effective solutions under pressure.
  • Document all work performed, including labor hours and parts used, in the Computerized Maintenance Management System (CMMS) to ensure accurate asset history and compliance records.
  • Maintain and service kitchen and dietary equipment, such as dishwashers, refrigerators, and ovens, to support the hospital's nutritional services.
  • Conduct regular rounds and safety inspections of mechanical rooms, utility plants, and other critical infrastructure areas, identifying and reporting potential hazards or system deficiencies.
  • Manage and maintain an inventory of spare parts, tools, and supplies, initiating procurement requests as needed to prevent delays in maintenance activities.

Secondary Functions

  • Escort and monitor the work of outside service contractors to ensure their compliance with hospital safety policies and infection control procedures.
  • Participate actively in the hospital's emergency preparedness drills and respond as a key member of the facilities team during actual emergencies or disaster events.
  • Assist in the installation and commissioning of new equipment and facility renovation projects, providing technical input and hands-on support.
  • Provide excellent customer service when interacting with clinical staff, patients, and visitors, communicating clearly about the status of repairs and minimizing disruptions.
  • Contribute to the continuous improvement of the maintenance program by suggesting updates to preventive maintenance procedures and identifying opportunities for system upgrades.
  • Adhere to all infection control protocols, including ICRA (Infection Control Risk Assessment) procedures, when working in or near patient care areas.
  • Support the facilities department in preparing for regulatory surveys and audits from agencies like The Joint Commission (TJC), CMS, and state health departments.

Required Skills & Competencies

Hard Skills (Technical)

  • HVAC Systems: Profound knowledge of the maintenance and repair of commercial/industrial heating, ventilation, and air conditioning systems, including boilers and chillers.
  • Electrical Troubleshooting: Strong ability to diagnose and repair issues in electrical systems up to 480V, including lighting, motors, and control circuits.
  • Plumbing & Pipefitting: Competency in repairing and maintaining various plumbing systems, including domestic water, sanitary waste, and medical gas piping.
  • Blueprint & Schematic Reading: Ability to interpret complex technical drawings, blueprints, and electrical/mechanical schematics.
  • CMMS Proficiency: Experience using a Computerized Maintenance Management System (e.g., AssetPlus, TMA, Maintenance Connection) for work order management and documentation.

  • Mechanical Aptitude: Strong general knowledge of a wide range of mechanical equipment, including pumps, motors, air compressors, and generators.

Educational Background

Minimum Education:
