Core Responsibilities

Primary Functions

  • Conduct on-site consultations with clients (homeowners and real estate agents) to assess property needs, define target buyer demographics, and establish project scope.
  • Develop comprehensive and customized staging design concepts, including mood boards, color palettes, and furniture layouts tailored to each unique property.
  • Curate and select furniture, artwork, lighting, rugs, and accessories from our inventory to execute the approved design plan.
  • Perform hands-on staging installations, including arranging furniture, hanging artwork, and meticulously placing decorative accessories to create a cohesive and inviting atmosphere.
  • Manage all project logistics, including coordinating with moving teams, scheduling deliveries, and ensuring all timelines are met for photo shoots and open houses.
  • Oversee the de-staging process, ensuring all inventory is carefully packed and returned to the warehouse in excellent condition upon the sale of the property.
  • Create detailed staging proposals, quotes, and contracts for clients, clearly outlining the scope of work and associated costs.
  • Skillfully space plan to optimize the flow and functionality of each room, making spaces appear larger, brighter, and more appealing.
  • Advise clients on value-adding pre-listing preparations, such as paint color recommendations, decluttering strategies, and minor repairs.
  • Ensure every staged property is meticulously prepared and "photo-ready" for professional real estate photography and videography.
  • Maintain and build strong, lasting relationships with real estate agents, builders, and homeowners to generate repeat business and referrals.
  • Source, purchase, and procure new inventory to keep our collection current, diverse, and aligned with the latest design trends.
  • Manage project budgets effectively, tracking expenses and ensuring profitability for each staging job.
  • Stay informed about current interior design trends, local real estate market conditions, and target buyer preferences to inform design choices.
  • Conduct final walkthroughs of staged properties to ensure every detail is perfect and meets company standards before it goes on the market.

Secondary Functions

  • Manage and maintain the organization, cleanliness, and tracking of all items within the staging warehouse using inventory management systems.
  • Safely drive a company vehicle (cargo van or box truck) to transport furniture and accessories to and from staging projects.
  • Assist in the creation of marketing materials, including taking portfolio photos of completed projects and contributing to social media content.
  • Train, mentor, and supervise staging assistants or new team members on best practices for packing, installation, and design.
  • Perform minor on-site furniture assembly, touch-ups, and repairs as needed to ensure all inventory looks its best.
  • Participate actively in team design meetings, contributing ideas and collaborating on strategies for upcoming and challenging projects.
  • Update and maintain project details, client communications, and scheduling within the company's CRM or project management software.

  • Interior Design Principles: Strong understanding of color theory, spatial planning, scale, proportion, and visual balance.
  • Space Planning: Ability to create effective and functional room layouts that maximize flow and perceived space.
  • Inventory Management: Experience with or ability to quickly learn inventory tracking software to manage furniture and decor.
  • Project Management: Proven ability to manage multiple staging projects simultaneously from consultation to completion, meeting strict deadlines.
  • Visual Merchandising: Talent for creating aesthetically pleasing arrangements and vignettes that tell a story and appeal to a broad audience.
  • Basic Computer Proficiency: Familiarity with Microsoft Office Suite, Google Workspace, and/or design software for creating proposals and mood boards.

Education & Experience

Educational Background

Minimum Education:

  • High School Diploma or GED equivalent.

Preferred Education:

  • Associate's or Bachelor's degree, or professional certification in a relevant field.

Experience Requirements

Typical Experience Range:

  • Prior experience working directly with real estate agents or in a real estate-adjacent industry.
  • Experience driving larger vehicles like a cargo van or 16' box truck is a plus.
