Core Responsibilities
Primary Functions
- Perform comprehensive diagnostic assessments and hands-on repairs on a variety of residential systems, including plumbing fixtures, drains, water heaters, and supply lines.
- Troubleshoot and resolve minor to moderate electrical issues, such as replacing faulty outlets, switches, light fixtures, and circuit breakers, ensuring all work complies with safety codes.
- Conduct routine preventative maintenance and performance checks on heating, ventilation, and air conditioning (HVAC) systems, including filter changes, coil cleaning, and thermostat calibration.
- Execute general carpentry tasks, such as repairing and installing doors, windows, trim, cabinetry, shelving, and performing drywall patches.
- Prepare and paint interior and exterior surfaces, ensuring a high-quality finish through proper surface preparation, masking, and application techniques.
- Diagnose and repair a wide range of household appliances, including refrigerators, dishwashers, ovens, washing machines, and dryers.
- Respond promptly and professionally to resident service requests, effectively communicating the nature of the problem and the planned resolution.
- Perform routine inspections of building interiors, exteriors, and common areas to proactively identify potential maintenance issues, safety hazards, and necessary repairs.
- Manage the "make-ready" or "turn" process for vacant units, ensuring they are meticulously cleaned, repaired, and prepared for new residents in a timely manner.
- Address and repair various flooring issues, including tile replacement, grout repair, vinyl plank installation, and carpet stretching or patching.
- Maintain and repair exterior components of the property, such as siding, roofing, gutters, fences, and gates, to ensure structural integrity and curb appeal.
- Install and re-key locks, deadbolts, and other security hardware to maintain the security and safety of the premises and residents.
- Complete detailed work order documentation, accurately recording time, materials used, and a description of the work performed for tracking and billing purposes.
- Maintain a clean, organized, and safe workshop and storage area, ensuring all tools, equipment, and supplies are properly accounted for and maintained.
- Adhere to all established safety protocols and regulations, including the proper use of personal protective equipment (PPE) and safe handling of chemicals and tools.
- Assist in managing the inventory of maintenance supplies, parts, and equipment, and communicate ordering needs to the maintenance supervisor.
- Provide on-call support for after-hours maintenance emergencies on a rotating basis, demonstrating a calm and effective response to urgent situations.
- Perform basic landscaping and grounds-keeping duties as needed, including debris removal, snow removal, and minor irrigation repairs to maintain property aesthetics.
- Inspect and maintain life-safety systems, such as smoke detectors, carbon monoxide detectors, and fire extinguishers, ensuring they are functional and up to code.
