Core Responsibilities

Primary Functions

  • Conduct comprehensive on-site inspections of residential, commercial, and auto losses to identify and document all visible and latent damage, including taking accurate measurements, photographs, and notes to support loss determinations.
  • Prepare detailed line-item estimates and scopes of loss using industry-standard estimating software (e.g., Xactimate, Symbility, Mitchell) that reflect replacement cost, actual cash value, depreciation, and code upgrade costs where applicable.
  • Analyze policy language and coverage limits to determine applicable coverage, exclusions, deductibles, and limits; articulate coverage position clearly in appraisal reports and communications.
  • Produce clear, defensible, and timely appraisal reports and estimate packages that include cause-of-loss analysis, repair vs. replace rationale, cost breakdowns, and recommended settlement amounts.
  • Investigate complex or catastrophic claims, including multi-unit and commercial property losses, coordinating with engineers, structural consultants, and specialty contractors to validate scopes and costs.
  • Evaluate total loss and salvage scenarios for vehicles and property, prepare salvage recommendations, coordinate appraisals with salvage vendors, and document valuation methodologies for disposition decisions.
  • Review contractor bids, repair proposals, and supplier invoices for accuracy and reasonableness; negotiate pricing when necessary to align with market rates and company guidelines.
  • Collaborate with claims handlers, adjusters, and supervisors to align appraisal findings with claim strategies, timelines, and reserve management.

  • Manage vendor relationships for specialty services such as engineering, environmental testing, and specialty consultants; obtain competitive pricing and validate vendor credentials.
  • Reconcile differences between multiple estimates, mediating disputes with policyholders, contractors, and third-party appraisers to reach fair settlements.
  • Stay current with continuing education, licensing requirements, and industry best practices to maintain certifications and deliver compliant appraisals.
  • Participate in root-cause and process-improvement initiatives to reduce rework, shorten cycle times, and improve accuracy of reserve recommendations.

Educational Background

Minimum Education:
