  • Develop accurate cost estimates and budgets for design packages and FF&E procurement, track costs against budget, and recommend value-engineering strategies without compromising design integrity.
  • Source, negotiate with and manage relationships with vendors, manufacturers, showrooms and subcontractors to secure pricing, samples, production timelines and delivery logistics.
  • Coordinate with architects, engineers and contractors to resolve design conflicts, integrate MEP, structural and glazing systems, and ensure constructability and compliance with local building codes and ADA requirements.
  • Manage project schedules across design, procurement and installation phases, proactively identify critical path items and lead weekly or biweekly coordination meetings with stakeholders to maintain delivery milestones.
  • Oversee procurement and logistics for FF&E, including purchase orders, tracking, customs and import documentation where required, and coordinate deliveries to meet installation sequencing.
  • Supervise on-site installation, quality control and punchlist activities, directing trades and installers to ensure finishes and furniture are installed per specifications and to design intent.
  • Conduct regular site visits to monitor progress, document as-built conditions, provide technical clarifications and issue revision drawings or RFI responses to contractors as needed.
  • Prepare professional proposals, scopes of work, fee estimates and design agreements; manage contract administration and invoicing to ensure timely payments and clear client expectations.
  • Advise clients on sustainable materials, energy-efficient lighting, indoor air quality and circular design strategies, and incorporate LEED or WELL considerations into project specifications where applicable.
  • Deliver post-occupancy evaluations and client training on maintenance of selected materials and systems, and collect feedback to inform future design improvements and long-term relationships.
  • Maintain a robust, up-to-date design library and material sample collection, documenting sources, costs, lead times and performance data to accelerate future specifications.
  • Lead and mentor junior designers and interns, providing design direction, quality reviews, technical training and portfolio development feedback.
  • Manage multiple concurrent projects at different scale levels—residential, multi-family, hospitality, retail or corporate—prioritizing resources and maintaining high standards across the portfolio.
  • Prepare feasibility studies and conceptual cost models for client approvals, site adaptions and renovation scopes that include phasing strategies and potential ROI for commercial projects.
  • Ensure brand guidelines and corporate standards are reflected in interior environments for commercial clients, coordinating with brand managers and marketing teams to align spatial strategy with customer experience goals.
  • Stay abreast of industry trends, new materials, lighting technology and regulatory updates; incorporate innovation and market intelligence into client presentations and competitive differentiation.
