Core Responsibilities

Primary Functions

  1. Lead client-facing design consultations to capture program requirements, budget parameters, timeline expectations and aesthetic direction; synthesize client input into clear written project briefs and design objectives.
  2. Develop conceptual design narratives, mood boards, color palettes and material studies that align with brand standards and client goals, presenting multiple options with rationale and cost implications.
  3. Produce detailed space planning and layout solutions that optimize circulation, furniture arrangement, ADA accessibility and operational workflows for residential, commercial, hospitality or retail projects.
  4. Create accurate schematic, design development and construction document sets using AutoCAD and Revit that include floor plans, reflected ceiling plans, elevations, sections and millwork details suitable for permitting and contractor bidding.
  5. Produce comprehensive FF&E (furniture, fixtures & equipment) specifications including product sourcing, pricing, lead time management, sample coordination and procurement guidance; manage vendor relationships and negotiate pricing when appropriate.
  6. Generate high-quality 3D renderings, photorealistic visualizations and presentation boards using SketchUp, 3ds Max, V-Ray, Enscape or similar tools to communicate design intent to clients and stakeholders.
  7. Prepare finish schedules, material specifications, hardware sets and custom millwork drawings to ensure correct fabrication and installation; coordinate with fabricators, manufacturers and subcontractors for technical clarifications.
  8. Coordinate mechanical, electrical and plumbing (MEP) coordination within interior drawings, ensuring integration of lighting design, HVAC diffusers, electrical outlets and data/AV requirements into the overall plan sets.
  9. Produce lighting plans and select fixtures in collaboration with lighting designers or electrical engineers to achieve functional illumination levels, energy efficiency and desired ambiance.
  10. Create and manage project budgets, track expenses, prepare cost estimates and value-engineer design solutions to align with client financial constraints while maintaining design quality.
  11. Oversee procurement logistics including issuing purchase orders, tracking deliveries, inspecting shipments, coordinating warehousing and staging and ensuring on-time installation.
  12. Conduct regular site visits and construction administration duties — reviewing contractor work, creating punch lists, issuing site instructions, clarifying drawings, and ensuring compliance with contract documents and quality standards.
  13. Manage permitting and code compliance tasks, working with local authorities and consultants to ensure projects meet building codes, accessibility regulations and life-safety requirements.
  14. Develop and maintain project schedules, milestone tracking and work-back plans; coordinate cross-discipline consultants and internal teams to meet critical deadlines.
  15. Lead and mentor junior designers and interns by assigning tasks, providing technical feedback, reviewing drawings for accuracy and fostering professional development.
  16. Prepare professional client presentations, proposals, fee estimates and project reports using MS Office and presentation software; clearly articulate design rationale, timelines and risk factors.
  17. Facilitate tendering and contractor selection processes by preparing bid packages, evaluating proposals, conducting pre-bid meetings and advising clients on contractor negotiations.
  18. Implement quality assurance processes including drawing checks, sample approvals, mock-up reviews and final inspections to ensure deliverables meet client expectations and design intent.
  19. Maintain and curate a materials and finishes library, including physical samples, digital swatches and supplier documentation; keep product knowledge current for trend forecasting and specification.
  20. Manage project close-out activities: compile as-built drawings, O&M manuals, warranties, final invoices and client handover documentation; coordinate post-occupancy follow-ups and warranty support.
  21. Integrate sustainable design strategies—material selection, energy-efficient lighting, low-VOC finishes and LEED or WELL-related guidelines—into projects to meet client sustainability goals.
  22. Collaborate with marketing and business development by creating case studies, portfolio materials, client testimonials and proposals to support firm growth and new client acquisition.
  23. Maintain accurate project documentation and version control in project management platforms (e.g., Procore, Newforma, Asana or similar) to ensure traceability and contract compliance.
  24. Provide on-site installation oversight during final fit-out; supervise installers and contractors, resolve site coordination issues, and ensure final punch list completion before final client acceptance.
  25. Conduct post-occupancy evaluations and client surveys to measure design performance, collect feedback and identify improvements for future projects.

Secondary Functions

  • Support business development by preparing pitch materials, concept proposals and project budgets for new client opportunities.
  • Maintain sample libraries and procurement databases; coordinate with vendors to update lead times and pricing information.

Education & Experience

Educational Background

Minimum Education:

  • Bachelor's degree in Interior Design, Interior Architecture, Architectural Studies or related design field.

Preferred Education:

  • Bachelor of Interior Design (B.I.D.), B.Arch, or Master's in Interior Architecture.
  • Professional certifications such as NCIDQ (National Council for Interior Design Qualification), LEED AP, WELL AP or similar.

Experience Requirements
