Core Responsibilities
Primary Functions
- Supervise, coach, and evaluate a team of custodial staff, assigning daily tasks and long-term duties to ensure coverage for multiple shifts and facility areas while maintaining high morale and low turnover.
- Develop, implement, and enforce standardized cleaning procedures and checklists for restrooms, lobbies, offices, conference rooms, cafeterias, stairwells, and other facility areas to meet contractual service-level agreements (SLAs) and client expectations.
- Create and manage weekly and monthly cleaning schedules, shift rotations, and staffing plans that optimize labor, reduce overtime, and ensure timely completion of recurring and deep-clean tasks.
- Train new hires and existing employees on safe handling and proper use of cleaning chemicals, powered equipment (floor buffers, burnishers, extractors, ride-on scrubbers), PPE requirements, and Manufacturer Safety Data Sheets (MSDS).
- Conduct routine site inspections and quality audits using documented checklists, record deficiencies, provide corrective coaching, and follow up to ensure remediation and continuous quality improvement.
- Plan and oversee specialized cleaning projects such as carpet extraction, floor stripping and refinishing, high dusting, post-construction cleanup, and emergency sanitization for biohazard and infectious outbreaks.
- Maintain inventory control for cleaning supplies, chemicals, paper products, and equipment; place purchase orders, track usage, and coordinate with procurement to reduce waste and control costs.
- Implement and enforce OSHA, EPA, and local health and safety regulations, perform hazard assessments, and lead safety meetings, training sessions, and incident investigations when necessary.
- Monitor and document equipment maintenance schedules, coordinate repairs with vendors or in-house maintenance, and ensure all powered cleaning equipment is safe and operational.

- Optimize workflow and labor deployment through route-based cleaning, zone management, and demand-based staffing to increase efficiency and reduce client complaints.
- Participate in contract renewals and bid preparation by providing labor estimates, scope-of-work input, and historical performance data to support pricing and service proposals.
- Provide mentorship, conflict resolution, and progressive discipline for custodial team members following company policies to promote a professional, accountable team environment.
- Ensure proper labeling, storage, and disposal of chemicals and cleaning agents, maintaining MSDS/SDS files and ensuring availability to all staff.
- Maintain customer-facing professionalism, presenting the organization positively at tenant meetings, vendor interactions, and community or client-facing functions.
