Core Responsibilities

Primary Functions

  • Direct and supervise all on-site activities, including the coordination of subcontractors, vendors, and direct labor teams, to ensure project milestones are met on schedule.
  • Serve as the primary on-site point of contact, facilitating clear, consistent, and professional communication between project managers, clients, architects, engineers, and field crews.

  • Lead daily job site safety briefings (e.g., "toolbox talks") to communicate potential hazards, review safe work procedures, and foster a pervasive culture of safety awareness.
  • Proactively identify, document, and resolve on-site issues, conflicts, and discrepancies in a timely manner to prevent project delays and cost overruns.
  • Maintain comprehensive and accurate daily field reports, logs, and progress photos, providing a clear and detailed record of site activities, weather conditions, and resource allocation.
  • Manage the on-site inventory of materials, tools, and equipment, coordinating timely deliveries and ensuring proper storage and security to prevent loss or damage.
  • Scrutinize the quality of workmanship at every stage, issuing stop-work orders or corrective action notices when standards are not met.
  • Assist the Project Manager in developing, maintaining, and updating the master project schedule, providing real-time feedback on progress and potential impacts.
  • Verify the accuracy of site layout and survey benchmarks to ensure that all construction work is correctly positioned and dimensioned.
  • Coordinate and oversee all required municipal and third-party inspections, ensuring the site is prepared and all necessary documentation is available.
  • Review and approve subcontractor and vendor invoices based on work completed and materials delivered, cross-referencing with project contracts.
  • Manage the Request for Information (RFI) process from the field, clearly articulating questions or conflicts and tracking responses from the design team.
  • Document and track all project changes, preparing field-level documentation to support the formal change order process.
  • Oversee site logistics, including traffic control, material staging areas, and waste management, to maintain an organized, efficient, and safe work environment.
  • Ensure the project site is maintained in a clean and orderly condition throughout the duration of the project.
  • Lead the punch list process near project completion, meticulously identifying all remaining items and managing their resolution to achieve final sign-off.
  • Participate in pre-construction meetings to provide field-level insight on constructability, logistics, and potential site-specific challenges.

Secondary Functions

  • Assist the project management team with the preparation of bid packages, scope of work documents, and change order requests.

Required Skills & Competencies

Hard Skills (Technical)

  • Blueprint & Specification Interpretation: Deep proficiency in reading and understanding architectural, structural, and MEP (Mechanical, Electrical, Plumbing) drawings.
  • Construction Management Software: Hands-on experience with platforms like Procore, PlanGrid, or Autodesk Construction Cloud.
  • Project Scheduling: Working knowledge of scheduling principles and software such as MS Project or Primavera P6.
  • Quality Control/Assurance: Strong understanding of QA/QC methodologies and construction best practices.
  • Safety Regulation Expertise: In-depth knowledge of OSHA standards (OSHA 30 certification is highly desirable).
  • Cost & Budget Awareness: Ability to track field-level costs and understand the financial implications of site decisions.
