Core Responsibilities
Primary Functions
- Manage the entire leasing process from initial lead generation to the execution of the lease, ensuring a seamless and positive experience for prospective residents.
- Conduct engaging and informative property tours for prospective tenants, effectively highlighting community amenities, apartment features, and the benefits of the location.
- Respond to all leasing inquiries, including phone calls, emails, and walk-ins, in a timely and professional manner to convert leads into tours and applications.
- Qualify prospective tenants by collecting and processing rental applications, which includes running credit and background checks and verifying income and rental history.
- Prepare and execute all new lease agreements and associated addenda, ensuring all documents are accurate, complete, and compliant with company policies and legal standards.
- Develop and maintain an in-depth knowledge of the property, including floor plans, pricing, current availability, and community policies.
- Build and maintain strong, positive relationships with prospective and current residents, acting as a primary point of contact and brand ambassador.
- Follow up consistently with prospective residents via phone and email to encourage applications and close leases.
- Conduct market surveys and competitive analysis to stay informed about competing properties, local market trends, pricing, and special offerings.
- Drive lease renewal efforts by initiating contact with current residents, negotiating renewal terms, and processing all related paperwork to maximize tenant retention.
- Skillfully overcome objections and effectively negotiate lease terms within established guidelines to secure new residents.
- Meet and exceed established leasing goals, such as occupancy rates, closing ratios, and renewal targets, as set by management.
Secondary Functions
- Maintain and update property listings on various online advertising platforms, social media, and the property website to ensure accuracy and appeal.
- Coordinate with the maintenance and cleaning teams to ensure that vacant units are "rent-ready" in a timely manner for new move-ins.
- Assist in planning and executing resident appreciation events and marketing outreach programs to build community and attract new prospects.
- Conduct move-in orientations with new residents, including a review of the lease, community rules, and a walkthrough of their new home.
- Prepare and maintain accurate leasing activity reports, traffic logs, and other administrative records for the Property Manager.
- Process rental payments, security deposits, and application fees, ensuring all financial transactions are recorded accurately in the property management system.
- Assist the Property Manager with managing resident relations, addressing inquiries and concerns, and issuing community-wide communications.
- Inspect the property grounds, tour route, and model apartments daily to ensure they are clean, presentable, and in excellent condition.
