Core Responsibilities

Primary Functions

  • Conduct comprehensive and in-depth analysis of residential mortgage loan applications, including a thorough review of credit history, income documentation, asset statements, and collateral details to determine overall creditworthiness.
  • Meticulously evaluate borrower financial statements, including personal and business tax returns, W-2s, pay stubs, and bank statements, to accurately calculate qualifying income and assess financial stability.
  • Ensure every loan file is in strict compliance with all applicable agency guidelines (Fannie Mae, Freddie Mac), government regulations (FHA, VA, USDA), and internal company credit policies and overlays.
  • Perform a detailed risk assessment on each loan file, identifying potential risks, layering of risk, and implementing appropriate mitigating factors to ensure a high-quality, insurable, and saleable loan product.
  • Exercise underwriting authority to render final credit decisions, which may include approving, suspending, or declining loan applications, and clearly document the rationale behind each decision.
  • Articulate loan decisions, required conditions, and complex underwriting scenarios clearly and professionally to loan officers, processors, and other stakeholders to ensure transparency and facilitate a smooth process.
  • Structure complex loan applications, including those with self-employed borrowers, multiple sources of income, or unique property types, to meet lending guidelines while satisfying borrower needs.
  • Critically review and analyze property appraisals, title reports, and flood certifications to ensure the collateral is acceptable and meets all agency and investor requirements.
  • Identify and investigate potential signs of fraud or misrepresentation within the loan file, escalating suspicious activity according to established company protocols.
  • Maintain an expert-level understanding of current and changing mortgage lending guidelines, industry trends, and federal/state regulations to ensure all decisions are accurate and compliant.
  • Proactively manage a personal pipeline of loan files, prioritizing workload effectively to meet established service level agreements (SLAs), closing dates, and other deadlines.
  • Set, review, and clear underwriting conditions by working collaboratively with loan originators and processors to obtain necessary documentation and resolve outstanding issues.
  • Proficiently utilize and interpret findings from Automated Underwriting Systems (AUS) such as Fannie Mae's Desktop Underwriter (DU) and Freddie Mac's Loan Prospector (LP).
  • Accurately calculate and verify key financial metrics, including debt-to-income (DTI) ratios, loan-to-value (LTV) ratios, and required cash reserves, ensuring they fall within acceptable limits.
  • Serve as a subject matter expert and mentor for junior underwriters and loan processing staff, providing guidance on underwriting scenarios and credit policy interpretation.
  • Thoroughly document the entire thought process and justification for the final credit decision within the Loan Origination System (LOS) for audit and quality control purposes.
  • Respond to and resolve post-closing and quality control audit findings, providing detailed explanations and remediation plans as needed.
  • Re-evaluate and re-underwrite loans when significant changes occur to the file, such as a change in borrower circumstances or loan parameters.

Secondary Functions

  • Collaborate closely with sales and operations teams to find solutions for complex or challenging loan scenarios, acting as a trusted advisor.
  • Actively participate in team meetings and training sessions to discuss guideline updates, market trends, and best practices in risk assessment.
  • Provide constructive feedback to management on underwriting workflows, policies, and systems to drive continuous process improvement.
  • Assist in the training and onboarding of new team members, particularly loan processors and junior underwriters, on fundamental credit policies.

Required Skills & Competencies

Hard Skills (Technical)

  • Automated Underwriting Systems (AUS): High-level proficiency in operating and interpreting results from DU (Desktop Underwriter) and LP (Loan Prospector).
  • Government & Conventional Guidelines: Deep, working knowledge of FHA, VA, USDA, Fannie Mae, and Freddie Mac underwriting guidelines and requirements.
  • Income Analysis: Expertise in analyzing complex income sources, including personal and business tax returns (all schedules), K-1s, and P&L statements.
  • Credit Analysis: Strong ability to analyze consumer credit reports, evaluate credit history, and understand the impact of various credit events.
  • Collateral Assessment: Skill in reviewing and interpreting real estate appraisals, title commitments, and property surveys to assess collateral risk.
  • Loan Origination Software (LOS): Advanced proficiency with industry-standard LOS platforms, such as Encompass, Calyx Point, or similar systems.

Education & Experience

Educational Background

Minimum Education:

  • High School Diploma or equivalent, supplemented by significant direct underwriting experience.

Preferred Education:

  • Bachelor's Degree

Experience Requirements

Typical Experience Range:

  • 3-7 years of direct, front-line residential mortgage underwriting experience.

Preferred:

  • Current FHA Direct Endorsement (DE) certification.
  • VA Staff Appraisal Reviewer (SAR) or Lender Appraisal Processing Program (LAPP) authority.
