Core Responsibilities

Primary Functions

  • Execute a comprehensive preventative maintenance program for building systems, including HVAC, plumbing, and electrical, to ensure optimal performance and longevity.
  • Respond promptly and professionally to maintenance requests and work orders submitted by tenants, staff, or management, troubleshooting issues to find effective solutions.
  • Perform a wide range of general repairs, including but not limited to patching drywall, painting interior and exterior surfaces, and basic carpentry to maintain the aesthetic and structural integrity of the facility.
  • Proactively conduct regular inspections of facilities, grounds, and equipment to identify and report potential safety hazards, malfunctions, or necessary repairs before they become major problems.
  • Provide direct, hands-on assistance to senior Maintenance Technicians and skilled trade professionals during complex repairs, installations, or system overhauls.
  • Ensure all maintenance and repair activities strictly adhere to building codes, safety regulations (e.g., OSHA, EPA), and internal company policies.
  • Perform basic plumbing tasks such as clearing clogged drains, repairing leaking faucets and toilets, and replacing fixtures to ensure proper sanitation and water conservation.
  • Handle minor electrical maintenance, including replacing light bulbs, ballasts, switches, and outlets, ensuring all work is performed safely.
  • Maintain the cleanliness, organization, and safety of all maintenance workshops, storage rooms, and mechanical spaces.
  • Assemble, install, and move furniture, appliances, equipment, and fixtures as needed to support facility operations and departmental relocations.
  • Perform seasonal groundskeeping duties, which may include landscaping, mowing, debris removal, and snow/ice removal from walkways and entryways to ensure safe access.
  • Conduct routine checks and minor maintenance on company vehicles and powered equipment to ensure they are in safe, working condition.
  • Maintain accurate and detailed logs, records, and reports of all work performed, parts used, and time spent, often using a Computerized Maintenance Management System (CMMS).
  • Assist in preparing vacant units or spaces for new occupants, including painting, deep cleaning, and performing necessary repairs to ensure they are move-in ready.
  • Safely operate a variety of hand tools, power tools, and diagnostic equipment required to perform maintenance tasks.
  • Regularly inspect and maintain life safety systems, including fire extinguishers, smoke detectors, and emergency lighting, documenting all checks.
  • Repair or replace building hardware, such as door locks, closures, and panic bars, to maintain security and functionality.
  • Respond to emergency maintenance calls, which may occur after hours or on weekends, as part of a rotating on-call schedule.
  • Provide excellent customer service during all interactions with residents, clients, and colleagues, communicating clearly about the status of repairs.
  • Monitor and manage inventory levels of maintenance supplies, parts, and tools, reporting needs to the supervisor to prevent work delays.

Secondary Functions

  • Assist in maintaining an accurate inventory of tools, parts, and supplies, and communicate reordering needs to the Maintenance Supervisor.
  • Contribute to the facility's safety program by participating in safety meetings, identifying potential risks, and reporting any hazards immediately.
  • Provide support for special projects, facility renovations, and office moves as directed by management.
  • Escort and monitor the work of third-party vendors and external contractors to ensure compliance with company standards and safety protocols.

Required Skills & Competencies

Hard Skills (Technical)

  • Foundational knowledge of building systems, including basic plumbing, electrical wiring, and HVAC operations.
  • Proficiency in the safe and effective use of a wide variety of hand tools (wrenches, screwdrivers) and power tools (drills, saws, grinders).
  • Practical experience with general repair techniques, including carpentry, drywall repair, and painting.
  • Ability to read and interpret technical manuals, blueprints, and work orders to correctly diagnose and complete tasks.
  • Knowledge of workplace safety procedures and regulations, particularly OSHA guidelines, to maintain a safe working environment.
  • Physical ability to perform manual labor, including lifting objects up to 50 lbs, climbing ladders, and working in various weather conditions.
  • Basic computer skills for managing work orders and communication, with experience in CMMS software being a significant plus.
  • A valid driver's license and a clean driving record are often required for operating company vehicles.
  • Familiarity with the proper handling and disposal of chemicals and hazardous materials.

Experience Requirements
