Core Responsibilities

Primary Functions

  • Conduct routine preventive maintenance on facility equipment and building systems to ensure optimal performance and prevent costly breakdowns.
  • Respond promptly and efficiently to maintenance requests and work orders submitted by staff, addressing issues in a timely and professional manner.
  • Perform diagnostic evaluations and troubleshoot malfunctions in mechanical, electrical, and plumbing systems to identify root causes and determine necessary repairs.
  • Execute a wide range of repairs on building systems, including fixing leaky faucets, replacing light fixtures and ballasts, and patching and repairing drywall.
  • Conduct regular and thorough inspections of the building, grounds, and life-safety equipment to identify and resolve potential safety hazards and maintenance needs.
  • Perform basic to intermediate carpentry tasks, such as repairing doors, windows, furniture, and constructing minor partitions or shelves as needed.
  • Apply paint, varnish, and other finishes to interior and exterior surfaces to maintain the property's aesthetic appeal and protect underlying materials.
  • Handle fundamental plumbing tasks, including clearing clogs in drains and toilets, repairing or replacing fixtures, and addressing leaks to conserve water and prevent damage.
  • Address basic electrical issues, such as replacing faulty outlets, switches, and circuit breakers, while adhering strictly to established safety protocols.
  • Assist with the maintenance and minor repair of HVAC systems, including systematically cleaning coils, replacing filters on schedule, and checking thermostat functionality.
  • Safely operate and properly maintain a variety of power and hand tools, ensuring they are always in safe, working condition and stored correctly.
  • Assemble and move furniture, equipment, and office partitions to support workplace reconfigurations, staff relocations, and special events.
  • Perform seasonal groundskeeping duties as required, which may include snow removal, salting walkways, clearing debris, and basic landscaping to ensure safe access.
  • Ensure all maintenance and repair activities are performed in strict compliance with corporate health and safety standards and OSHA regulations.
  • Monitor and maintain inventory levels of essential maintenance supplies, parts, and tools, preparing orders for replenishment to avoid work delays.

Secondary Functions

  • Maintain accurate and detailed logs of all maintenance work, repairs, and inspections, typically utilizing a Computerized Maintenance Management System (CMMS).
  • Escort and monitor third-party vendors and contractors performing specialized work on-site, ensuring their compliance with company policies and safety procedures.
  • Provide practical input and recommendations to management regarding capital improvements, equipment replacement cycles, and building upgrade projects.
  • Participate actively in departmental meetings and safety training sessions to stay current on new equipment, best practices, and company procedures.
  • Respond to after-hours emergency calls on a rotating basis to address urgent facility issues such as major leaks, power outages, or security system failures.
  • Assist other departments with special projects and company-wide events that require setup, teardown, or general logistical support.
  • Collaborate with the custodial team to ensure the overall cleanliness, organization, and safety of mechanical rooms, maintenance workshops, and storage areas.

Required Skills & Competencies

Hard Skills (Technical)

  • General Maintenance Knowledge: Strong, well-rounded knowledge of general building maintenance practices, including plumbing, electrical, carpentry, and painting.
  • Tool & Equipment Operation: Proficiency in the safe and effective use of a wide range of hand tools, power tools, and diagnostic equipment.
  • HVAC Systems: Basic understanding of HVAC systems, including filter changes, thermostat checks, and common preventive maintenance tasks.
  • Troubleshooting & Diagnostics: The ability to systematically diagnose mechanical, electrical, or plumbing issues to identify the root cause of a problem accurately.
