Core Responsibilities

Primary Functions

  • Perform a wide range of routine and preventative maintenance tasks on building systems, including plumbing, electrical, and HVAC, to ensure optimal functionality and prevent future breakdowns.
  • Conduct general building repairs to both interior and exterior structures, such as patching holes in drywall, painting walls and trim, and repairing various types of flooring like tile, carpet, and vinyl.
  • Respond promptly and professionally to maintenance requests submitted through our work order system, accurately diagnosing issues and implementing effective solutions in a timely manner.
  • Address a variety of plumbing issues, from clearing clogged drains and toilets to repairing leaky faucets and replacing worn-out plumbing fixtures.
  • Handle basic electrical work safely, including the replacement of light bulbs, ballasts, light switches, and electrical outlets to maintain a well-lit and safe environment.
  • Assemble, install, move, and repair office furniture, shelving units, and other fixtures as needed to support dynamic workplace requirements.
  • Execute minor carpentry tasks, which may include repairing doors, windows, and frames, adjusting cabinetry, or building small custom supports and structures.
  • Regularly inspect and maintain all on-site safety equipment, such as fire extinguishers, smoke detectors, and emergency lighting, meticulously documenting inspection dates and findings.
  • Ensure that all grounds and external areas, including walkways, parking lots, and entryways, are kept clean, safe, and free of debris and potential hazards.
  • Operate and properly maintain a variety of power tools and hand tools, performing regular checks and minor repairs on the equipment to ensure it remains in safe, working condition.
  • Conduct regular, systematic inspections of the entire facility to proactively identify potential maintenance issues, safety hazards, or areas needing repair before they escalate.
  • Assist with the physical setup and subsequent breakdown of rooms and equipment for company meetings, special events, and other functions as required.
  • Manage and maintain an accurate inventory of maintenance supplies, tools, and spare parts, and proactively communicate with management when reordering is necessary.
  • Maintain detailed and accurate records of all maintenance and repair activities performed, including parts used, time spent on each task, and any necessary follow-up actions.
  • Perform essential seasonal maintenance tasks, which could include snow and ice removal, salting walkways in winter, or preparing and winterizing irrigation systems.

Secondary Functions

  • Escort and monitor third-party vendors and specialized contractors who are performing work on-site, ensuring they adhere to company policies and safety protocols.
  • Assist in moving office furniture, large equipment, and department supplies to support internal reorganizations, employee relocations, or office reconfigurations.
  • Contribute valuable hands-on insights to the development and ongoing refinement of the facility's preventative maintenance program and schedule.
  • Provide support for minor locksmithing duties, such as re-keying locks, making duplicate keys, and repairing or replacing door hardware and closures.
  • Actively participate in workplace safety meetings and contribute to the continuous improvement of site-specific safety protocols, procedures, and training.

Required Skills & Competencies

Hard Skills (Technical)

  • General Plumbing: Proficiency in repairing leaky faucets, clearing drains, and replacing common fixtures like toilets and sinks.
  • Basic Electrical: Solid knowledge of fundamental electrical principles for safely replacing outlets, switches, light fixtures, and ballasts.
  • Carpentry & Finishing: Skilled in general carpentry for repairs to doors, windows, and furniture, as well as competency in drywall patching, taping, and painting.
  • Tool Proficiency: Ability to safely and effectively operate a wide range of hand tools (wrenches, screwdrivers) and power tools (drills, saws, sanders).
  • HVAC Fundamentals: A foundational understanding of HVAC systems for basic troubleshooting, thermostat adjustments, and regular filter replacement.
  • Appliance Repair: Experience in diagnosing and performing minor repairs on common workplace appliances like refrigerators, microwaves, and dishwashers.
  • Work Order Systems: Familiarity with using digital or manual work order systems to track maintenance requests from submission to completion.

Education & Experience

Educational Background

Minimum Education:

High School Diploma or GED.

Preferred Education:

Vocational or Technical School Certificate in a relevant trade (e.g., Building Maintenance Technology, HVAC, Electrical).

Experience Requirements

Typical Experience Range:

2-5 years of hands-on experience in a general maintenance, handyman, or skilled trades role.
