Core Responsibilities

Primary Functions

  • Conduct routine and scheduled inspections of all building systems, including fire safety, HVAC, plumbing, and electrical, to identify and address potential issues before they become major problems.
  • Perform preventative maintenance tasks according to a detailed schedule to maximize the operational lifespan of equipment and reduce unplanned downtime.
  • Respond promptly and professionally to all maintenance requests submitted through work order systems, diagnosing issues and effectively communicating timelines for repair.
  • Execute a wide range of general repairs, including fixing leaky faucets, replacing light fixtures and ballasts, patching and painting drywall, and repairing doors and locks.
  • Troubleshoot and repair malfunctions in mechanical and electrical systems, applying a strong understanding of technical principles to find root causes.
  • Maintain the building's exterior and grounds, which may include minor landscaping, snow and ice removal, pressure washing, and ensuring walkways are clear and safe.
  • Perform basic to intermediate carpentry tasks, such as building shelves, repairing furniture, and installing cabinetry or trim.
  • Ensure all work is completed in compliance with health and safety regulations, including OSHA standards and local building codes, and consistently use personal protective equipment (PPE).
  • Assemble, install, and move furniture, equipment, and fixtures as needed to support office reconfigurations or special events.
  • Monitor and maintain heating, ventilation, and air conditioning (HVAC) systems, including cleaning filters, checking belts, and coordinating with specialized vendors for major repairs.
  • Address various plumbing issues, from clearing clogged drains and fixing leaks to replacing toilets and other fixtures.
  • Manage and maintain an inventory of tools, supplies, and spare parts, ensuring they are organized, in good condition, and restocked as necessary.
  • Safely operate a variety of equipment, including hand tools, power tools, forklifts, and aerial lifts, while maintaining proper certifications.
  • Prepare and paint interior and exterior surfaces, ensuring proper surface preparation and a high-quality finish.
  • Read and interpret technical manuals, blueprints, and schematics to understand equipment operation and repair procedures.

Secondary Functions

  • Escort, monitor, and assist third-party contractors and vendors, ensuring their work meets organizational standards and is completed safely.
  • Maintain accurate and detailed records of all maintenance work, repairs, and inspections, typically using a Computerized Maintenance Management System (CMMS).

Educational Background

Experience Requirements

Typical Experience Range: 2-5 years of hands-on experience in general building maintenance, facilities, or a related skilled trade.

Preferred: Demonstrable experience working in a commercial, industrial, or multi-unit residential environment. A proven track record of working independently and managing a diverse workload is highly valued.
