Core Responsibilities
Primary Functions
- Greet and warmly welcome all prospective homebuyers, creating a positive and professional first impression for the community and the company brand.
- Qualify potential buyers by attentively listening to their needs, understanding their budget, and determining their timeline for purchasing a new home.
- Conduct engaging and informative initial tours of model homes, showcasing key features, community amenities, and the unique value proposition of our homes.
- Assist the New Home Sales Consultant in managing the sales pipeline by diligently following up with prospects via phone, email, and text messaging to nurture interest.
- Capture and meticulously maintain accurate customer information, traffic data, and lead source details within the company's CRM system (e.g., Salesforce, Lasso).
- Prepare and distribute marketing collateral, price sheets, and community information packages to interested visitors and potential clients.
- Assist in scheduling and confirming appointments for the New Home Sales Consultant, ensuring a smooth and organized sales calendar.
- Provide administrative support throughout the sales cycle, from preparing initial contract paperwork to assisting with the closing process coordination.
- Educate prospects on the home building process, financing options, and the steps involved in purchasing a new construction home.
- Manage the daily operations of the sales office and model homes, ensuring they are impeccably maintained, fully stocked with supplies, and presentable for tours at all times.
- Support the sales team in hosting promotional events, grand openings, and realtor outreach programs to drive traffic and generate qualified leads.
- Respond promptly to online inquiries and web leads, providing initial information and nurturing them until they are ready for an in-person appointment.
- Act as a knowledgeable liaison between the customer and the sales consultant, ensuring seamless communication and that customer questions are answered in a timely manner.
- Assist in the preparation of purchase agreements and addendums under the guidance of the Sales Consultant, ensuring accuracy and completeness of all documentation.
- Help manage and update the community website and online listings with current inventory, pricing, and promotional information.
Secondary Functions
- Generate weekly and monthly traffic and sales reports from the CRM for sales team meetings and management review.
- Coordinate with the marketing department to ensure all on-site signage, brochures, and digital assets are current and effectively deployed.
- Monitor and walk through inventory homes (spec homes) regularly to ensure they are clean, secure, and ready for showing to potential buyers.
- Build and maintain positive relationships with local real estate agents, providing them with necessary information and support to facilitate co-op sales.
- Participate in ongoing sales training, product knowledge sessions, and team meetings to stay informed about company policies and competitive market trends.
- Support the closing process by coordinating with lenders, title companies, and the construction team to ensure a smooth and timely closing for the homebuyer.
- Assist in managing the office budget, ordering supplies, and processing invoices related to sales center operations.
