Core Responsibilities
Primary Functions
- Conduct nightly building walkthroughs and inspections to identify and document safety hazards, equipment faults, HVAC irregularities, plumbing leaks, electrical issues, and any security concerns, ensuring prioritized tasks are communicated to supervision and logged in the maintenance system.

- Respond promptly to overnight service work orders and emergency calls (e.g., water intrusions, power outages, HVAC failures) and execute repairs or temporary fixes to restore safe operation until permanent repairs can be scheduled.
- Troubleshoot basic electrical problems such as lighting circuits, breakers, and motor starts using multimeter testing, visual inspection, and established lockout/tagout procedures, escalating to licensed electricians when required by code.
- Perform routine HVAC tasks including replacing filters, checking condensate drains, resetting thermostats and controls, and identifying symptoms of compressor, fan, or control failures for follow-up.
- Complete plumbing repairs including unclogging drains, repairing minor leaks, replacing faucets and valves, and ensuring proper operation of restrooms and floor drains to maintain sanitary conditions.
- Conduct minor carpentry and building repairs such as patching drywall, replacing door hardware, repairing flooring, and securing loose building components to maintain a safe environment for staff and customers.
- Operate and maintain custodial and grounds equipment (floor scrubbers, sweepers, snow blowers, mowers) while following manufacturer recommendations and site safety procedures.
- Perform exterior maintenance tasks during overnight hours such as trash removal, lot sweeping, snow and ice removal, and lighting upkeep to ensure safe arrival conditions for the next shift.
- Execute routine safety inspections of fire extinguishers, exit lights, emergency lighting, and egress paths; report and coordinate replacement or repairs to meet local codes and company policies.
- Follow and enforce OSHA-compliant policies and company safety programs including personal protective equipment (PPE) use, hazard communication, and confined space awareness to protect self and others during night operations.
- Use a computerized maintenance management system (CMMS) or work order system to document completed tasks, parts used, time on task, and follow-up recommendations to maintain clear records and facilitate daytime planning.
- Perform basic lock and key maintenance, secure mechanical rooms and building access points, and coordinate with security teams on any suspicious activity or security breaches encountered during rounds.
- Help stage, inventory, and reorder commonly used maintenance supplies and spare parts (filters, bulbs, belts, fasteners) to ensure night crews have necessary materials for rapid response.
- Assist outside contractors and vendors during after-hours calls, providing site orientation, safety briefings, and access when required while ensuring vendor work is documented and meets facility standards.
- Maintain cleanliness and order in maintenance work areas and equipment rooms; ensure hazardous materials are stored properly, labeled, and that SDS information is current and accessible.
- Implement energy-saving measures during overnight hours such as adjusting non-critical lighting and HVAC setpoints when safe to do so; log changes and provide recommendations for long-term energy optimization.
- Support scheduled after-hours projects such as small renovations, overnight installations, or large cleaning campaigns, coordinating with operations to minimize disruption.
- Provide clear and timely handoffs to day-shift maintenance personnel, including completion notes, open issues, parts required, and any observed trends that could impact daytime operations.
- Adhere to company policies for incident reporting and root cause documentation, completing detailed reports after significant repairs, safety incidents, or unusual building conditions.
- Respond to and correct minor pest, rodent, or bird-related issues encountered overnight and coordinate with pest control providers for persistent or structural infestations.
- Maintain and operate emergency backup systems during outages, including portable generators and transfer switches, performing startup checks and basic maintenance to ensure continuous critical system operation.

Minimum Education:
