Core Responsibilities

Primary Functions

  • Oversee and manage the day-to-day operations of all assigned parking facilities, ensuring a safe, clean, and efficient environment for all patrons and staff.
  • Coordinate and execute comprehensive parking plans for special events, concerts, and high-traffic periods, including staffing, traffic flow management, and signage placement.
  • Act as the primary point of contact for all parking-related inquiries, concerns, and complaints, providing exceptional customer service and effective conflict resolution.
  • Administer the parking permit system, including the application process, issuance, renewals, and accurate record-keeping for employees, students, and visitors.
  • Conduct regular patrols of parking lots and garages to enforce parking policies and regulations, issuing citations or warnings for violations as necessary.
  • Manage and reconcile daily revenue from parking meters, pay stations, and online payment systems, ensuring accuracy and adherence to cash handling protocols.
  • Monitor the operational status of all parking equipment, such as gate arms, ticket dispensers, and payment kiosks, and coordinate timely repairs with service vendors.
  • Train, schedule, and provide daily guidance to a team of parking attendants and cashiers, fostering a positive and productive work environment.
  • Develop and maintain positive working relationships with internal departments, external clients, and local law enforcement to ensure seamless parking operations.
  • Generate and analyze detailed operational reports on parking occupancy, revenue trends, violation statistics, and customer feedback to inform strategic decisions.
  • Implement and manage valet parking services where applicable, ensuring high standards of service, vehicle safety, and key security.
  • Respond promptly to incidents within the parking facilities, including accidents, medical emergencies, or security threats, and prepare detailed incident reports.
  • Assist in the development and implementation of new parking policies, procedures, and technologies to improve efficiency and the customer experience.
  • Perform regular lot counts and space availability audits to maintain accurate data on parking utilization and capacity.

Secondary Functions

  • Manage the inventory of parking supplies, including tickets, permits, validation stamps, and equipment consumables, and place orders as needed.
  • Coordinate snow removal, line striping, and other surface lot maintenance activities with facilities or third-party contractors to ensure lot safety and usability.
  • Utilize parking management software to manage permits, citations, billing, and reporting functions.
  • Ensure all parking areas are compliant with ADA regulations and other relevant legal and safety standards.
  • Handle the billing and collection process for monthly parking accounts, resolving any discrepancies and addressing customer inquiries.
  • Assist in preparing the annual budget for the parking department by providing data on projected revenues, labor costs, and operational expenses.
  • Lead pre-shift briefings with parking staff to communicate daily objectives, event details, and any operational changes.
  • Proactively identify and recommend improvements to traffic flow patterns, wayfinding signage, and overall facility layout to enhance patron navigation and safety.

  • Parking Management Software: Proficiency with systems like T2 Flex, AIMS, ParkAdmin, ParkMobile, or similar platforms.
  • Microsoft Office Suite: Strong skills in Excel for reporting and data analysis, Word for communications, and Outlook for scheduling.
  • Cash Handling & Reconciliation: Verifiable experience with secure cash management, daily deposit preparation, and revenue reporting.
  • Two-Way Radio Communication: Clear and professional use of radio equipment for real-time team coordination and incident response.
  • Basic Equipment Troubleshooting: Ability to diagnose and perform minor fixes on parking gates, ticket machines, and pay stations to minimize downtime.
  • Reporting & Data Analysis: Competency in generating, interpreting, and presenting operational data to management.

Education & Experience

Educational Background

Minimum Education:

  • High School Diploma or GED equivalent.

Experience Requirements

Typical Experience Range: 2-5 years of experience in parking, transportation, hospitality, or a related field.
