Core Responsibilities
Primary Functions
- Lead and manage the entire lifecycle of the permitting process for multiple projects simultaneously, from initial due diligence through to final certificate of occupancy.
- Thoroughly research and interpret complex municipal, county, state, and federal codes, ordinances, and regulations to ensure project plans are fully compliant.
- Act as the primary point of contact and representative for the company when dealing with Authorities Having Jurisdiction (AHJs), including planning, zoning, and building departments.
- Develop and execute a comprehensive permitting strategy for each project, including forecasting timelines, identifying risks, and outlining key milestones.
- Prepare, review, and submit complex and often multi-faceted permit application packages, ensuring all required documents, plans, and calculations are accurate and complete.
- Proactively track the status of all permit applications, diligently following up with agency staff to facilitate timely reviews and prevent delays.
- Skillfully negotiate with plan checkers, inspectors, and other government officials to resolve comments, discrepancies, or challenges that arise during the review process.
- Maintain an organized and comprehensive database of all permit-related information, including submission dates, review comments, resubmission tracking, and approval documentation.
- Collaborate closely with internal project managers, architects, engineers, and legal counsel to ensure seamless coordination and alignment on permitting requirements.
- Manage relationships with external consultants, such as permit expediters, civil engineers, and land use attorneys, to leverage their expertise and support project goals.
- Review architectural, structural, and MEP (Mechanical, Electrical, Plumbing) drawings and specifications to identify potential compliance issues before submission.
- Provide regular, detailed status reports on permitting progress, potential risks, and timeline adjustments to senior leadership and the broader project team.
- Manage the financial aspects of permitting, including tracking and processing payments for application fees, impact fees, and other jurisdictional charges.
- Represent the organization at public hearings, community outreach meetings, and planning commission sessions to present project details and address public or official inquiries.
- Conduct thorough due diligence on potential new sites or projects to identify potential entitlement challenges, permitting constraints, and associated timelines and costs.
- Coordinate and schedule all required inspections throughout the construction phase and take the lead in securing the final Certificate of Occupancy upon project completion.
Secondary Functions
