Core Responsibilities
Primary Functions
- Oversee and manage the entire permitting process for multiple projects simultaneously, from initial due diligence and application submittal through to final approvals and certificate of occupancy.
- Lead, mentor, and develop a team of Permit Coordinators and Specialists, assigning workloads, monitoring performance, and providing ongoing training on jurisdictional requirements and best practices.
- Serve as the primary point of contact and build strong professional relationships with officials from various Authorities Having Jurisdiction (AHJs), including planning departments, building officials, and fire marshals.
- Conduct thorough reviews of architectural, structural, and civil engineering drawings and plans to ensure they meet all relevant local, state, and federal codes and regulations before submittal.
- Proactively identify potential permitting roadblocks, compliance issues, or code conflicts and develop strategic solutions to resolve them efficiently.
- Develop and maintain a comprehensive and up-to-date database of jurisdictional requirements, submission protocols, fee structures, and review timelines for all relevant municipalities.
- Manage the preparation and submission of all permit application packages, ensuring accuracy, completeness, and adherence to specific jurisdictional standards.
- Track the status of all permit applications, actively following up with reviewers and officials to facilitate timely processing and prevent delays.
- Represent the company in meetings with city planners, review boards, and community groups to present project plans and negotiate conditions of approval.
- Interpret and clearly communicate complex code requirements, permit comments, and necessary plan revisions to internal project managers, architects, and engineers.
- Coordinate the payment of all permit fees, impact fees, and other associated costs, ensuring proper budgeting and tracking of all expenditures.
- Manage the scheduling and coordination of all required inspections throughout the construction lifecycle, working closely with site superintendents and inspectors.
- Troubleshoot and resolve any on-site inspection failures or notices of violation by coordinating with the project team and the relevant inspector.
- Develop project-specific permitting strategies and timelines, integrating them into the overall project schedule to ensure alignment with construction milestones.
