Primary Functions

  • Oversee the day-to-day operations of a diverse portfolio of commercial, residential, or industrial properties to ensure seamless functionality.

  • Coordinate and oversee all property maintenance and repair activities, liaising with vendors, contractors, and internal maintenance staff to ensure quality, cost-effectiveness, and minimal disruption.
  • Actively market vacant properties using various online and offline channels to attract qualified prospective tenants and minimize vacancy periods.
  • Process and thoroughly screen tenant applications, including conducting background checks, credit checks, and verifying employment and rental history to ensure high-quality tenancy.
  • Administer tenant move-in and move-out procedures, including detailed orientations, key exchange, and the accurate administration and reconciliation of security deposits.
  • Prepare and meticulously manage annual property budgets, including forecasting income, tracking operating expenses, and planning for capital expenditures.
  • Complete and present monthly and quarterly financial reports, including variance analysis, rent rolls, and delinquency reports for senior management and ownership.
  • Manage accounts receivable and accounts payable functions, ensuring timely rent collection, diligent follow-up on delinquencies, and accurate processing of vendor invoices.
  • Negotiate, execute, and manage service contracts with third-party vendors, such as landscaping, janitorial, security, and waste management, to ensure service level agreements are met.
  • Ensure all properties within the portfolio are in strict compliance with local, state, and federal regulations, including Fair Housing laws, ADA, and local building codes.
  • Assist in the due diligence process for property acquisitions and dispositions, including in-depth reviews of leases, financial records, and physical asset conditions.
  • Spearhead tenant improvement (TI) and capital expenditure (CapEx) projects from conception to completion, managing budgets, timelines, and contractor performance.
  • Resolve tenant disputes and conflicts effectively, enforcing lease terms and community policies with consistency and fairness.
  • Maintain meticulous and organized digital and physical records for all properties, including leases, vendor contracts, inspection reports, and tenant correspondence.
  • Develop and implement strategic initiatives designed to enhance property value, improve operational efficiency, and increase overall tenant satisfaction.
  • Prepare detailed reports on property performance, local market trends, and the competitive landscape to support senior management in strategic decision-making.
  • Coordinate with legal counsel on complex matters such as evictions, litigation, and intricate lease negotiations to mitigate risk.
  • Manage the annual process of Common Area Maintenance (CAM) and operating expense reconciliations, ensuring accuracy and clear communication to tenants.
