Core Responsibilities

Primary Functions

  • Develop and maintain complex financial models, including discounted cash flow (DCF), IRR, and waterfall analyses, for a variety of real estate transactions including acquisitions, developments, and dispositions.
  • Conduct comprehensive market research on local and national economic conditions, real estate market trends, demographics, and comparable property transactions to support underwriting assumptions.
  • Prepare detailed and compelling investment memorandums, presentations, and reports for review by the investment committee, senior management, and external partners.
  • Perform thorough due diligence on potential property acquisitions, including the review of leases, financial statements, service contracts, title reports, and third-party environmental and engineering assessments.
  • Monitor, analyze, and report on the financial and operational performance of assets within the existing portfolio, benchmarking actual results against budgets, pro-forma projections, and market competitors.
  • Create and manage detailed property-level budgets, forecasts, and multi-year business plans in collaboration with the asset and property management teams.
  • Support the underwriting and closing process for new debt and equity financing, including the preparation of comprehensive lender and investor packages.
  • Track and analyze a pipeline of comparable sales, leasing activities, and new construction projects to inform valuations and investment strategy.
  • Utilize and manage data from industry-standard real estate platforms such as CoStar, ARGUS, Real Capital Analytics (RCA), and Reis to extract and interpret critical market intelligence.
  • Assist the asset management team by modeling the financial impact of major leasing decisions, capital improvement projects, and changes in operational strategy.
    s- Prepare sophisticated hold/sell analyses for existing assets to recommend optimal disposition timing and maximize investor returns.
  • Collaborate effectively with brokerage teams, legal counsel, property managers, and other third-party consultants throughout the entire transaction lifecycle.
  • Conduct extensive sensitivity analyses to stress-test investment assumptions and quantify potential risks under various market scenarios.
  • Abstract and scrutinize commercial lease agreements and other legal documents to understand key economic terms, tenant rights, and landlord obligations.
  • Participate in the quarterly and annual valuation process for the portfolio, providing robust analytical support and insightful market commentary.
  • Assist in the preparation of quarterly and annual investor reports, including performance summaries, portfolio updates, and detailed financial statements.
  • Analyze complex joint venture and partnership agreements, including preferred returns and promote structures, to accurately model returns for all stakeholders.
  • Evaluate and benchmark property operating expenses against market standards to identify and recommend opportunities for cost reduction and operational efficiency.

Required Skills & Competencies

Hard Skills (Technical)

  • Advanced Financial Modeling: Demonstrated expertise in building complex, dynamic financial models from scratch in Microsoft Excel, including DCF, LBO, and waterfall return structures.
  • ARGUS Enterprise Proficiency: Hands-on experience and proficiency in using ARGUS Enterprise (or ARGUS DCF) for cash flow projection and property valuation.
  • Market Data Analysis: Skilled in using real estate data platforms like CoStar, Real Capital Analytics (RCA), and Reis to source, analyze, and interpret market data.
  • Real Estate Finance Acumen: Strong, fundamental understanding of real estate finance principles, including NPV, IRR, equity multiples, cap rates, and various debt metrics.
    Data Visualization: Familiarity with creating compelling charts, graphs, and dashboards using Excel, PowerPoint, or data visualization tools (e.g., Tableau, Power BI).
  • Lease Abstraction: Ability to read, interpret, and abstract key financial and legal terms from complex commercial lease documents.

Education & Experience

Educational Background

Minimum Education:
