Core Responsibilities

Primary Functions

  • Conduct comprehensive market research and competitive supply/demand analyses across submarkets to identify trends, vacancy drivers, rent growth, and investment opportunities that inform client acquisition and disposition strategies.
  • Develop detailed financial models (DCF, IRR, NPV, sensitivity and scenario analyses) for acquisitions, dispositions, developments, and lease transactions to quantify returns, risk exposures, and optimal hold periods for investor clients.
  • Prepare investment memoranda, underwriting reports and executive summaries that synthesize market data, financial analysis, risk assessment and strategic recommendations to support client decision-making and capital allocation.
  • Lead and manage due diligence processes for property acquisitions and dispositions, coordinating legal, technical, tax, environmental, and survey consultants to ensure timely discovery and mitigation of material issues.
  • Advise on lease negotiation strategies and concessions for landlords and tenants, drafting term sheets, evaluating lease economics, and recommending negotiation positions to maximize occupancy and rental income.
  • Create and implement asset business plans and performance improvement programs including expense management, capital planning, tenant retention strategies and repositioning plans to increase NOI and asset value.
  • Provide portfolio optimization guidance by analyzing portfolio-level exposures, cash flow timing, diversification needs and recommending strategic rebalancing, consolidation or disposition activities.
  • Conduct feasibility studies and pro forma development for adaptive reuse, redevelopment and ground-up projects, incorporating construction cost estimates, entitlement timelines and absorption assumptions.
  • Support capital raising and investor relations by preparing pitch books, investor presentations, and valuation analyses for joint ventures, equity raises, refinancing and capital markets transactions.
  • Evaluate financing and capital structure alternatives (debt, mezzanine, preferred equity) and prepare loan covenant, amortization, and stress-test analyses to advise on optimal capital stack decisions.
  • Manage stakeholder relationships including owners, lenders, brokers, architects, planners and government officials to coordinate approvals, leasing campaigns and project delivery.
  • Implement and leverage PropTech and CRE analytics platforms (Argus, Yardi, CoStar, Reonomy, Tableau/Power BI) to streamline reporting, scenario analysis and client dashboards.
  • Undertake site selection and location analysis for tenants and developers, evaluating trade area demographics, traffic, zoning, utilities and competitive retail/workplace mix to support occupancy and development choices.
  • Lead financial and operational integration planning for portfolio acquisitions, including transition of property management, tenant communications, vendor contracts and reporting systems.
  • Design and advise on sustainability, energy efficiency and ESG programs for assets, producing cost/benefit assessments and ROI analysis for retrofit and green certification projects.
  • Prepare and present client-facing workshops, board briefings and steering-committee updates that align stakeholders to strategy, milestones and financial targets.
  • Conduct risk assessment and compliance reviews, including lease audits, property tax and insurance reviews, and advise on mitigation strategies for regulatory, environmental and market risk.
  • Provide pricing strategy and rent roll optimization recommendations by analyzing tenant mix, lease expirations, concessions and market comparables to maximize revenue and reduce vacancy.
  • Coordinate relocation and workforce real estate strategies for corporate occupiers, including office footprint optimization, workplace strategy, and lease vs. buy analysis.
  • Support negotiation and coordination of construction contracts, cost controls, and project schedules during delivery and stabilization phases, ensuring projects meet financial and timing objectives.
  • Deliver post‑transaction performance reviews, documenting realized vs. forecasted outcomes, lessons learned and recommendations for future deal structures and underwriting improvements.

Secondary Functions

  • Maintain and update client CRM records, deal pipelines, and project trackers to ensure accurate forecasting and transparency across advisory engagements.
  • Support business development efforts by identifying prospects, preparing tailored proposals, and participating in client pitches and RFP responses.
  • Produce regular market intelligence newsletters, thought leadership pieces and SEO-optimized content to strengthen brand positioning and attract new clients.
  • Train junior analysts and associates on modeling standards, market research methodologies, and client deliverables to ensure consistent quality and scalability.
  • Coordinate with legal and tax advisors to structure transactions, closing documents and to ensure compliance with jurisdictional requirements.
  • Implement continuous improvement processes for advisory deliverables, standard templates, and knowledge management to increase efficiency and repeatability.
  • Monitor property operating performance and prepare monthly/quarterly asset performance dashboards for client review and governance.
  • Assist in pricing and structuring fee arrangements for consulting engagements, including success fees, retainers and performance-based incentives.

Required Skills & Competencies

Hard Skills (Technical)

  • Advanced financial modeling (discounted cash flow, IRR, NPV, sensitivity and scenario analysis) tailored to commercial real estate transactions.
  • Property valuation and appraisal methodologies, comparable sales analysis, and cap rate application for multifamily, office, retail, industrial and mixed-use assets.
  • Proficiency with CRE software and tools such as Argus Enterprise, Yardi, CoStar, Reonomy, Real Capital Analytics, and Excel (including VBA and advanced functions).

Education & Experience

Educational Background

Minimum Education:

  • Bachelor’s degree in Real Estate, Finance, Business Administration, Economics, Urban Planning or a related field.

Preferred Education:

  • MBA, Master of Real Estate, or specialized graduate degree in Finance or Urban Development.
  • Professional certifications such as CCIM, CPM, RICS, SIOR, or CFA (beneficial).

Experience Requirements
