Core Responsibilities

Primary Functions

  • Provide expert, data-driven advisory services to a diverse portfolio of clients on matters of property acquisition, disposition, leasing, and investment strategy.
  • Conduct comprehensive and in-depth market research and analysis on local, regional, and national real estate trends, including vacancy rates, absorption, and comparable transactions.
  • Develop sophisticated financial models to evaluate real estate opportunities, including discounted cash flow (DCF), ROI, IRR, and NPV analysis.
  • Lead and perform thorough due diligence on potential property acquisitions, investigating financial records, physical condition, zoning regulations, and environmental reports.
  • Originate, structure, and author compelling investment memorandums, proposals, and presentations for clients and internal investment committees.
  • Act as the lead negotiator on behalf of clients for purchase and sale agreements, lease contracts, and other complex transactional terms to secure the most favorable outcomes.
  • Cultivate and manage a robust pipeline of new business opportunities through networking, client referrals, and proactive outreach.
  • Formulate and present strategic real estate portfolio reviews, identifying opportunities for consolidation, expansion, or repositioning to align with client objectives.
  • Perform detailed property valuations using various methodologies (Income Approach, Sales Comparison, Cost Approach) to establish accurate market pricing.
  • Guide clients through complex site selection processes, balancing logistical needs, demographic targets, and financial constraints.
  • Navigate and advise on intricate entitlement, zoning, and permitting processes with municipal authorities.
  • Coordinate and collaborate effectively with a network of external professionals, including legal counsel, lenders, architects, and engineers, to ensure seamless transaction execution.
  • Maintain an up-to-the-minute understanding of real estate law, market fluctuations, and economic factors impacting property values.
  • Identify and source unique off-market investment opportunities through an extensive professional network and proprietary research.
  • Structure complex real estate transactions, including 1031 exchanges, sale-leasebacks, joint ventures, and syndications.
  • Serve as the primary point of contact for clients throughout the entire lifecycle of a transaction, ensuring clear communication and exceptional service.
  • Analyze and interpret complex lease documents and financial statements to identify risks and opportunities for clients.
  • Develop and implement innovative marketing and positioning strategies for client properties to attract qualified buyers or tenants.
  • Provide strategic advice on land use, redevelopment potential, and highest-and-best-use scenarios for client-owned assets.
  • Prepare and deliver quarterly and annual performance reports for client portfolios, highlighting key metrics and strategic recommendations.

Required Skills & Competencies

Hard Skills (Technical)

  • Financial Modeling: Expert proficiency in Excel for creating complex cash flow projections, sensitivity analyses, and partnership waterfalls. Experience with Argus Enterprise is highly desired.
  • Real Estate Valuation: Deep understanding and practical application of all major property valuation methodologies.
  • Market Analysis: Ability to synthesize vast amounts of market data (CoStar, REIS, public records) into actionable intelligence and clear narratives.
  • Due Diligence: A meticulous and systematic approach to investigating every facet of a property and transaction, from title reports to environmental assessments.
  • Contract & Lease Comprehension: Strong ability to read, interpret, and advise on complex legal documents, including purchase agreements and commercial leases.

Educational Background

Minimum Education:

Experience Requirements
