Core Responsibilities

Primary Functions

  • Direct and manage the entire project lifecycle for real estate assets, from initial feasibility studies, due diligence, and entitlements through design, construction, and final project closeout.
  • Develop, maintain, and meticulously track the master project schedule, identifying the critical path, key milestones, and dependencies to proactively mitigate delays and ensure timely completion.
  • Formulate, manage, and rigorously control comprehensive project budgets, including all hard and soft costs, contractor payments, and contingency planning, providing regular, detailed financial reporting and variance analysis.
  • Lead the procurement, negotiation, and administration of contracts and agreements with architects, engineers, general contractors, specialty consultants, and other third-party vendors.
  • Serve as the primary point of contact and facilitate clear, consistent communication among all internal and external stakeholders, including investors, lenders, legal teams, and municipal authorities.
  • Conduct regular site visits and inspections to monitor construction progress, ensure compliance with design specifications, and uphold stringent quality and safety standards.
  • Champion the value engineering process, critically reviewing design and construction plans to identify potential cost savings and operational efficiencies without compromising quality or project goals.
  • Manage the entitlement and permitting process, expertly navigating zoning regulations, building codes, and public approval processes with local, state, and federal agencies.
  • Proactively identify, assess, and mitigate project risks, including financial, schedule, legal, and operational risks, by developing and implementing robust contingency plans.
  • Oversee the complete Request for Proposal (RFP) process for sourcing general contractors and key consultants, from drafting the scope to evaluating submissions and recommending awards.
  • Review and approve all project invoices, change orders, and payment applications, ensuring alignment with contract terms and budgetary constraints.
  • Prepare and deliver detailed, recurring project status reports and executive-level presentations for senior leadership and investment partners.
  • Coordinate the seamless turnover of the completed project to the property management or operations team, including managing commissioning, training, and final documentation.
  • Manage and resolve disputes or claims that may arise with contractors, suppliers, or other parties in a timely and professional manner.
  • Ensure all project activities adhere to environmental regulations and any sustainability goals (e.g., LEED certification) set forth for the development.
  • Facilitate and lead regular project meetings (e.g., OAC meetings) to review progress, address issues, and align all team members on upcoming activities and decisions.
  • Direct and coordinate the work of various design disciplines, ensuring that architectural, structural, and MEP (Mechanical, Electrical, Plumbing) plans are fully integrated and constructible.
  • Manage the project closeout process, including the collection of as-built drawings, warranties, lien waivers, and certificates of occupancy.
  • Develop strong professional relationships with city officials, inspectors, and utility company representatives to facilitate a smooth construction and inspection process.
  • Spearhead tenant improvement (TI) projects, coordinating with tenants, designers, and contractors to deliver customized spaces that meet lease requirements and business needs.

  • Support the acquisitions team during the due diligence phase by providing preliminary construction budgets, schedules, and site feasibility analysis.
  • Contribute to the continuous improvement of the organization's project management methodologies, documentation, and reporting standards.
  • Collaborate with asset management and leasing teams to ensure project designs and specifications are aligned with long-term operational goals and market demand.
  • Assist in preparing investment memoranda, financial models, and presentations for internal investment committees, capital partners, and lenders.

Required Skills & Competencies

Hard Skills (Technical)

  • Project Scheduling Software: Advanced proficiency in Microsoft Project, Primavera P6, or similar scheduling tools.
  • Project Management Software: Expertise in platforms like Procore, Prolog, or Autodesk Construction Cloud for managing documentation, budgets, and communication.
  • Budget & Cost Management: Deep understanding of creating and tracking complex, multi-faceted construction and development budgets.
  • Contract Negotiation & Administration: Skill in drafting, evaluating, and managing AIA contracts and other industry-standard agreements.

Education & Experience

Educational Background

Minimum Education:
