The Real Estate Sales Agent serves as the primary engine for residential and/or commercial property transactions within the brokerage. This role is fundamentally entrepreneurial, centered on building a client portfolio and guiding them through the complexities of buying, selling, and leasing real estate. The agent acts as a trusted advisor, expert negotiator, and project manager, providing end-to-end service from initial consultation to closing. Success in this position is measured by closed transaction volume, client satisfaction, and the ability to build a sustainable, referral-based business. The agent is responsible for upholding the highest ethical standards and staying abreast of market dynamics, legal requirements, and industry best practices to effectively represent clients' best interests.

Core Responsibilities

Primary Functions

  • Proactively generate new client leads through a combination of networking, cold calling, digital marketing campaigns, and prospecting within a designated territory.
  • Cultivate and nurture a robust pipeline of potential buyers and sellers using a CRM system to track interactions and manage follow-up cadences.
  • Conduct in-depth buyer consultations to thoroughly understand their needs, preferences, and financial qualifications for purchasing a property.
  • Develop and present comprehensive listing presentations to prospective sellers, detailing marketing strategies, pricing recommendations, and the value proposition of the brokerage.
  • Author and execute detailed, strategic marketing plans for listed properties, encompassing professional photography, virtual tours, online syndication, and open house events.
  • Perform extensive Comparative Market Analyses (CMAs) to accurately advise clients on property valuations, competitive pricing, and optimal offer strategies.

  • Serve as the primary intermediary for all communication, skillfully negotiating offers and counter-offers between buyers and sellers to achieve favorable terms.
  • Draft, review, and manage all real estate contracts and associated addenda, ensuring accuracy, completeness, and adherence to state and local regulations.
  • Guide clients through the entire transaction process, including coordinating inspections, appraisals, and financing, ensuring all contractual deadlines are met.
  • Provide clients with a curated network of trusted third-party professionals, such as lenders, inspectors, attorneys, and contractors.
  • Proactively identify and resolve any issues that arise during the transaction process, demonstrating creative problem-solving to keep deals on track.
  • Maintain consistent communication with all parties to the transaction, including clients, co-op agents, lenders, and title companies, to provide status updates and ensure a smooth closing.
  • Host and manage productive open houses for listed properties, engaging with potential buyers and their agents to gather feedback and generate interest.
  • Stay current on local real estate market trends, inventory levels, community developments, and economic factors to provide expert, data-driven advice.
  • Represent sellers at the closing table, ensuring all documents are correctly signed and that the client's interests are fully protected through to the final transfer of property.
  • Consistently build and maintain long-term client relationships to foster a strong referral-based business for future growth.
  • Participate in ongoing professional development, training, and coaching to continuously improve sales techniques, negotiation skills, and market knowledge.
  • Uphold all duties of a fiduciary, including loyalty, confidentiality, disclosure, obedience, reasonable care, and accounting in all client interactions.
  • Utilize the Multiple Listing Service (MLS) to its full potential for researching properties, tracking market activity, and listing properties for maximum exposure.

Required Skills & Competencies

Hard Skills (Technical)

  • Real Estate License: An active and valid real estate license in the applicable state.
  • CRM Software Proficiency: Experience using real estate CRMs like Follow Up Boss, LionDesk, or similar platforms for lead management and client tracking.
  • MLS Navigation: Mastery of navigating the local Multiple Listing Service (MLS) for property searches, data extraction, and listing input.
  • Comparative Market Analysis (CMA): Ability to prepare, interpret, and present detailed market analysis reports to justify pricing strategies.
