Core Responsibilities

Primary Functions

  • Direct and oversee all operational functions of a multi-property portfolio, ensuring the achievement of established financial, leasing, and operational objectives.
  • Develop, implement, and monitor annual property budgets, including forecasting income, managing expenses, and executing capital improvement plans to maximize net operating income (NOI).
  • Provide strong, dynamic leadership to on-site Property Managers, fostering a positive and high-performance culture through effective mentoring, training, and regular performance evaluations.
  • Conduct comprehensive and detailed monthly or quarterly financial reviews with on-site teams, analyzing performance against budget, identifying variances, and developing strategic action plans.
  • Perform regular on-site property inspections to ensure the physical asset is maintained to the highest standards of safety, curb appeal, and quality.
  • Drive leasing and marketing performance by analyzing market trends, setting competitive rental rates, and overseeing the implementation of effective resident retention and outreach strategies.
  • Ensure strict compliance across the portfolio with all applicable laws and regulations, including Fair Housing, ADA, and local landlord-tenant laws.
  • Act as the primary point of contact for high-level resident escalations, demonstrating exceptional problem-solving and conflict resolution skills to ensure resident satisfaction.
  • Negotiate and manage contracts with regional and national vendors, ensuring cost-effectiveness, quality service, and adherence to company standards.
  • Recruit, hire, and onboard new Property Managers, ensuring a strong leadership pipeline and a consistent level of talent across the region.
  • Prepare and present detailed performance reports, market analyses, and strategic recommendations to senior management and property owners.
  • Champion the implementation of new technologies, corporate policies, and operational procedures to enhance efficiency and resident experience.
  • Guide on-site teams in managing delinquency, overseeing eviction proceedings when necessary in a manner that is both firm and compliant.
  • Collaborate with the maintenance leadership to oversee large-scale capital projects, from scope definition and bidding to project completion and budget adherence.
  • Analyze and approve property-level expenditures, ensuring they align with the approved budget and company purchasing policies.
  • Develop and execute long-term strategic plans for each asset in the portfolio to enhance its market position and overall value.
  • Foster a culture of exceptional customer service, setting the standard for how teams interact with residents, prospects, and vendors.
  • Monitor property risk management issues, ensuring that incident reports are managed correctly and that properties are compliant with all safety protocols.
  • Mentor and develop future leaders within the organization by identifying high-potential employees and supporting their growth.
  • Drive ancillary income programs and other revenue-generating initiatives to boost the overall financial performance of the portfolio.

Education & Experience

Educational Background

Minimum Education:

  • Professional certifications such as CPM (Certified Property Manager) or CAPS (Certified Apartment Portfolio Supervisor) are highly desirable.
