Core Responsibilities
Primary Functions
- Lead and supervise all on-site construction activities for residential projects (single-family homes, townhomes, low-rise multi-family or major remodels), ensuring work is executed in accordance with approved plans, specifications, and contract requirements.
- Maintain daily site leadership through pre-shift briefings, crew assignments, walk-throughs and timely direction to subcontractors and in-house trades to maximize productivity and adherence to schedule.

- Manage subcontractor performance: hire/qualify trades, enforce scopes of work, review submittals, track contract compliance, conduct daily coordination, and address nonconformance or performance issues.
- Oversee quality assurance and quality control inspections at critical stages (foundation, framing, rough mechanical, insulation, drywall, finishes), document deficiencies, implement corrective actions, and sign off on completed work prior to inspections.
- Ensure full compliance with local building codes, permit conditions, municipal inspections and third-party testing; schedule and host inspections and rapidly address punch-list items identified by inspectors.
- Enforce jobsite health and safety policies including OSHA guidelines, maintain daily safety logs, conduct toolbox talks, ensure PPE usage, and coordinate incident reporting and corrective plans when necessary.
- Manage material logistics: forecast material needs, review and confirm vendor deliveries, stage and store materials properly, and minimize waste or shortages that could impact the schedule.
- Control project costs on site by tracking labor productivity, approving timekeeping, reviewing trade invoices, identifying potential cost overruns, and notifying the project manager of scope changes or budget risks.
- Execute change order and RFI processes on site by documenting conditions, preparing clear jobsite documentation (photos, measurements), coordinating with PM/estimator, and communicating impact to owners and trade partners.
- Maintain thorough and organized project documentation: daily reports, progress photos, RFIs, submittals, inspection logs, safety records, subcontractor agreements, and as-built markups for closeout.
- Conduct regular owner/client communications and project walkthroughs—manage expectations, address warranty or finish concerns, and present clear status updates to maintain customer satisfaction.
- Prepare and lead final punch-list inspections, coordinate subcontractor work to achieve rapid closeout, and ensure all warranties, manuals, and as-built documentation are delivered at turnover.
- Supervise and mentor carpenters, apprentices and junior site staff; provide on-the-job training in methods, finish standards, safety practices and company processes to develop field talent.
- Coordinate mechanical, electrical and plumbing (MEP) trades with structural, framing and finish trades to avoid coordination conflicts, reduce rework and ensure systems are installed per specs.
- Oversee on-site equipment and vehicle usage, arrange for rentals, manage repairs, and ensure operators hold required licenses or certifications.
- Implement and support quality improvement and lean construction initiatives to streamline workflows, reduce waste, and improve cycle times for standard residential scopes.
- Identify, document and mitigate site risks (environmental, scheduling, financial or safety-related) and escalate significant issues to project leadership with proposed corrective actions.
- Enforce site cleanliness, erosion control, temporary protection of existing finishes, and neighbor/community relations to maintain positive public perception and avoid local complaints.
- Support warranty and post-occupancy service by coordinating aftercare repairs, logging warranty work, and ensuring timely resolution of homeowner concerns.
