Primary Functions

  • Drive the overall operational and financial success of the residential community by overseeing all day-to-day activities and strategic initiatives.
  • Develop and meticulously manage the annual property budget, including forecasting income, controlling expenditures, and analyzing monthly financial statements to ensure performance targets are met.
  • Spearhead all marketing and leasing efforts to achieve and maintain optimal occupancy levels, including managing online listings, conducting market analysis, and developing outreach marketing strategies.
  • Cultivate a positive and responsive resident experience by proactively addressing inquiries, resolving conflicts, and managing service requests with professionalism and empathy.
  • Direct and supervise all on-site personnel, including leasing agents, administrative staff, and maintenance technicians, providing ongoing training, coaching, and performance management.
  • Conduct regular and thorough inspections of the property grounds, common areas, and vacant units to ensure high standards of cleanliness, safety, and curb appeal are consistently maintained.
  • Manage the entire resident lifecycle from application processing and background screening to lease execution, move-ins, and renewals, ensuring a smooth and positive experience at every touchpoint.
  • Enforce all community policies and regulations fairly and consistently to foster a safe, respectful, and harmonious living environment for all residents.
  • Coordinate and oversee the work of third-party vendors and contractors, from soliciting bids and negotiating contracts to ensuring work is completed to standard, on time, and within budget.
  • Maintain meticulous and accurate records, including resident files, financial reports, incident logs, and maintenance histories, utilizing property management software effectively.
  • Design and implement engaging resident retention programs and community-building events to foster a strong sense of community and increase resident satisfaction and lease renewals.
  • Ensure unwavering compliance with all local, state, and federal laws and regulations, including Fair Housing, ADA, and landlord-tenant laws.
  • Proactively manage resident accounts receivable, oversee rent collection processes, and, when necessary, manage the legal eviction process in strict accordance with legal standards.
  • Act as the primary point of contact for after-hours property emergencies, demonstrating strong judgment and decision-making skills to resolve critical issues promptly.
  • Perform comprehensive market and competitor analysis to provide informed recommendations on rental rates, concessions, and property positioning.
  • Oversee the entire make-ready or turn-key process for vacant apartments, coordinating with maintenance and vendors to ensure units are rent-ready within a defined timeframe.
  • Champion the property's reputation both online and offline, actively managing social media channels and online review platforms to build a positive brand image.
  • Generate and present detailed weekly, monthly, and quarterly reports on property performance metrics—such as occupancy, leasing traffic, and budget variances—to regional leadership.
  • Lead regular team meetings to align staff on property goals, delegate tasks effectively, and foster a collaborative and high-performance work culture.
  • Negotiate and manage service contracts for landscaping, security, pest control, and other essential property services to ensure quality and cost-effectiveness.
