Core Responsibilities
Primary Functions
- Proactively manage the entire sales cycle, from responding to initial inquiries and lead nurturing to conducting persuasive property tours and closing leases.
- Develop and maintain an expert-level knowledge of the property, including floor plans, pricing, amenities, and unique value propositions, to effectively sell against competitors.
- Guide prospective residents through the application process, meticulously verifying all information, including credit, income, and rental history, to ensure applicant qualification.
- Skillfully negotiate lease terms, rental rates, and concessions in line with company-approved parameters to secure new leases and renewals.
- Prepare, review, and execute all lease agreements, addenda, and associated legal documentation with a high degree of accuracy and compliance.
- Consistently meet and strive to exceed monthly and quarterly leasing goals, occupancy targets, and resident retention benchmarks set by management.
- Cultivate and maintain strong, positive relationships with current residents to foster satisfaction and encourage lease renewals.
- Conduct comprehensive and engaging tours of the community, model units, and amenities, tailoring the presentation to the specific needs and desires of each prospect.
- Diligently follow up with all prospective residents via phone, email, and text to overcome objections and guide them toward a leasing decision.

- Maintain a pristine and professional appearance of the leasing office, tour path, model apartments, and all common areas at all times.
- Actively monitor and analyze local market trends, including competitor pricing, concessions, and new developments, reporting findings to inform leasing strategy.
- Utilize the property's Customer Relationship Management (CRM) system daily to meticulously track all lead traffic, appointments, follow-up activities, and leasing conversions.
- Plan, promote, and participate in resident events and activities designed to build a sense of community and enhance the resident experience.
- Address and resolve resident concerns or issues with empathy and efficiency, escalating to management when necessary to ensure prompt resolution.
Secondary Functions
- Support the Property Manager with various administrative duties, such as processing rental payments, managing resident files, and preparing reports.
- Collaborate with the maintenance team to ensure vacant apartments are "market-ready" to the highest standard before showing them to prospects.
- Assist with conducting detailed move-in and move-out inspections, carefully documenting the condition of the unit to ensure a fair and transparent process.
- Contribute to the development and execution of the community's annual marketing plan and budget.
- Participate actively in team meetings, training sessions, and workshops to continuously enhance sales skills and product knowledge.
